Here at the Robert Abalos Revealed Community, we often receive messages from people from Robert Abalos' past who tell us harrowing tales of his past misdeeds done many years before many of us here in the Community had the most unfortunate misfortune of meeting Robert Abalos or dealing with him over the Internet. Some of these messages we choose to write about here. Some of these messages we choose to withhold for a variety of reasons. Usually, we withhold to protect the innocent victims of Robert Joseph Abalos. Recall that the Virginia, Washington, D.C., and Massachusetts state bars all disbarred Robert Abalos for using his status as an attorney to intimate and extort money from innocent victims – we have good reasons to protect those victims who take the courage to write to us and share their stories.

Recently, we received just such a message from someone in Robert Abalos' past who showed courage in sharing their story of how Robert Abalos stole their elderly parents' entire life savings many years ago:

"Robert Abalos was a neighbor of mine for 30 years. His parents and my parents were best friends. He offered to help my parents "invest" their money. When he got control of their money, he took off never to be seen or heard from again. My parents lost thousands of dollars – their life savings. Robert didn't even go to his own mother's funeral [in Mahopac, NY] for fear of being caught. I will be watching this site to see if anything is found out about his whereabouts."

It sounds like JAN experienced many years ago the prequel to the nightmare many of us here experienced throughout the 2000s. The crimes perpetrated by Robert Abalos against us were not just one-off events where he was just desperate to pay his rent before being evicted or resolve some other self-inflicted troubles facing him. No, the crimes against us were part of a systematic pattern that Robert J. Abalos has created and followed going on decades now. He is a career criminal and sociopath with no remorse for whom he victimizes. To Robert Abalos, any person he comes in contact with is just a means to another one of his selfish ends. Consumer Alert - Robert Abalos is Again Offering Bogus Seminars

Disbarred attorney and con man Robert Joseph Abalos is again offering seminars to the public. Over the past 5 years he has fulfilled less than 5% of what he has advertised, taking money from people from all walks of life, including a Vietnam Vet on disability.
Abalos is now offering free seminars to the public, in an apparent attempt to appear altruistic.

The reality is, Abalos will be taping the seminars to sell along with his new "Investing in ~~Scam~~ Land" Book. He will also probably attempt to sell his personal consulting services, as he has tried (and failed) in the past.

So, don't be fooled by the free seminar gimmick, it's undoubtedly a hook to upsell unsuspecting consumers into forking out money for products and services that won't be delivered.

We will continue to report any upcoming developments, and encourage anyone who has inside knowledge (such as a landlord, employer, or business associate who was scammed by Abalos) to step forward and share their experiences.

Note the folk music reference in the pseudonym he used (he can't help himself):

Abalos, who offered to provide a writing service to a student but then didn't produce the promised written works and just kept the money after making threats to the student. SOUND FAMILIAR?

Before I hired him (Robert Ammacucci) he sent me a lot of text messages about his experience and how he is responsible and does everything on time. Although, I sent him all of the work that needed to be done and he said that it's easy for him and it will take him no more that 3 days; additionally, at the day (May 27, 2011) when I hired him, he promised that all of the work will be done by Tuesday, May 31.2011 by 5PM. Sadly on Tuesday, May 31. 2011 I ask him when I would get my papers, he didn't respond to my calls, texts and emails, so I had to call him from a different number. When I called him from a different number, he answered and said that he needed more time because there was a lot of work and it was hard. I told him, "ok, how much time do you need", he said that it would be done by Wednesday 12pm. On June 01, 2011 he said the same thing, he said "you will get everything by tomorrow I promise", but I never received anything from him to this day.

This was his last email to me: "We provided you with part of your assignment and you want a full refund. Sir, you are the scam artist. I was going to refund half your money until you started issuing pointless threats and acting like a jerk, calling and texting me repeatedly when you know I am with students because I told you so. We earned every dime you paid us and you are not getting a refund. SORRY.
Further emails, phone calls, and text messages will not be returned. If you come to my office I will have security escort you out of the building.
This situation is completely your own making and I will not listen to your constant demands any longer."

WHEN I ASKED FOR SOME REFUND, HE SAID "NO REFUND AT ALL".
HE SENT ME ONLY ONE PARTIALLY CORRECTED PAPER, WHICH I had to correct AND SEND TO MY TEACHER AGAIN BECAUSE THERE WERE A LOT OF MISTAKES.

Though, if you need more evidences please email me AND I will send you with all of his emails before and after I hired him.

As this link to leagle.com reveals, Robert Abalos was disbarred by the Washington, D.C. bar effective October 21, 2010 after he failed to show cause for why he should not be disbarred just like he was in Virginia and Massachusetts.

It's official: there's no way in hell that Robert J. Abalos could ever call himself a lawyer, attorney, counsel, or ever use "Esq." after his name after being disbarred three times -- all for stealing money from people over the Internet and then having the gall to blame them and falsely accuse them of alleged criminal activity.

May this be a stark lesson to Internet con men like Robert Abalos everywhere: crime does not pay.

One has to wonder what dream world Robert J. Abalos lives in. To this very day he calls himself a "lawyer" on his Robert Abalos dot com blog and on his investinginland.com website/blog thingy. That's funny, nobody with any legal authority in the United States of America would agree with him -- especially not any state bar associations.

The latest authority to weigh in on Robert J. Abalos' lack of status as a lawyer is lawyer-rating website Avvo.com. Avvo.com is the authoritative site started by the founders of Expedia.com that "rates and profiles every attorney, so that people can choose the right attorney. Lawyer profiles contain helpful information including a lawyer’s experience, areas of practice, disciplinary history, and ratings from clients. Profile data comes from many sources, including state courts and bar associations, lawyer websites, and information provided by lawyers...—all factors that, in our opinion, are relevant to assessing a lawyer's qualifications."

As you can see from Robert Joseph Abalos' profile on Avvo.com, the authoritative website doesn't rate him very highly at all as an "attorney." In fact, based on its information, Avvo.com shows no evidence that Robert Joseph Abalos is an attorney with a valid license in good standing in any state:

The sheer audacity of Robert J. His new offer claims that you will get a free upgrade to his 2010 version when it is available. Fat chance! Abalos has a long history of promising things he doesn't deliver on. ROBERT ABALOS GETS INTO CAR ACCIDENT AND GIVES FALSE ADDRESS

We were informed by a Washington resident whose car was hit [and totaled] by Robert Abalos. At the scene of the accident, Abalos gave the following address:

1200 Western Ave #1520, Seattle WA 98101

This address is an old address from 2004. He also gave a phone number which is a Google voice mail.

We are still looking into it, but such action could be a crime under Washington law as it may be insurance fraud.

What’s worse is that Abalos allegedly admitted to being UNINSURED, which is illegal under Washington law.

RED ALERT: New Investing in Land Fraud Starts Summer 2009 -- Spread the Word!

Today, Robert Joseph Abalos -- yes, that notorious disbarred attorney and recent "only the interim-onsite manager" still trying to pass himself off illegally as an attorney in the State of Washington through his continued use of the Esq. suffix -- took the time to saunter in off the lonely streets of downtown Seattle to use the Seattle Public Library's computers to post a formal announcement to his sad little eponymous blog.

To sum up: Mr. Abalos' next scheme of scamming people for money online will restart September 1, 2009 when "the new version of my flagship publication, INVESTING IN LAND, goes on sale for worldwide distribution..." Translation: Mr. Abalos is short on cash and would like to separate you from yours with a quick and dirty fraudulent online book sale. Please, U.S. Postal Service money orders only.

In the announcement, Mr. Abalos points out that the book -- which, experience suggests, you likely will not receive from him after you order and pay for it -- "has been entirely updated from cover-to-cover and takes into account nearly eight years of changes in the U.S. and world land markets."

Mr. Abalos goes on to suggest that his ripping people off through fraudulent online book sales will be preceded by some of his usual grifting by means of selling non-refundable tickets to "a book and seminar tour on August 1, 2009" that will most likely start (if it ever does) and stop (if it ever starts) in a downtown Seattle Public Library reserve-a-room after last-minute cancellations of tour dates at expensive luxury hotels in Moscow, Beijing, Singapore, London, Paris, Rome, Zürich, Madrid, Nice, Monte Carlo, Sao Paulo, Montevideo, Medellin, Mexico City, New York, Boston, Atlanta*, Los Angeles, San Francisco, and the first of two special tour dates at the downtown Seattle Public Library.

As is usual operating procedure for Mr. Abalos, he signed off his self-absorbed announcement as "Robert J. Abalos, Esq." even though no record can be found of him being an attorney in good standing at any state bar association in the United States. Furthermore, the Virginia State Bar revoked Mr. Abalos' license to practice law in Virginia on March 28, 2008 after he made fraudulent "Investing in Land" book and seminar sales online from 2003 to 2006. Verifiable news regarding the whereabouts and activities of Robert J. Abalos has been rather limited over the past year.

As you may recall, the “world famous attorney” who to this day claims to be “a professional investor, author, and public speaker on real estate issues…[whose] book, INVESTING IN LAND, is the most widely sold real estate book in publishing history with sales in more than 91 countries around the world,” was disbarred in 2008 by the Virginia State Bar and received a letter or two from the Washington State Bar threatening legal action against him for unlawfully acting as an attorney in the State of Washington. These legal actions were all due to Mr. Abalos' well-documented criminal behavior in taking in money from consumers for the online sales of his books, magazines, forum subscriptions, and seminars but then not fulfilling his side of these transactions by actually delivering the products and services for which the consumers had ordered and paid.

Historically, all aggrieved customers seeking to address these matters legally with Mr. Abalos have been stymied by his use of a U.S. Post Office box as his address of record, which made it difficult to serve lawsuits and other legal process documents on Mr. Abalos. Furthermore, scant record of Mr. Abalos having a source of legitimate, job-related income has made it difficult for holders of court judgments against him to engage the King County Sheriff to tap Mr. Abalos’ earnings through garnishment of his wages and/or to seize any eligible assets of value he may own.

As of today, any aggrieved customer wishing to serve another lawsuit on Mr. Abalos and any court judgment owner wishing to engage the King County Sheriff to garnish Mr. Abalos’ wages and/or to seize any eligible assets of value Mr. Abalos may own need simply direct all process servers and the Sheriff to the address of The Watermarke Apartments in the Belltown area of Seattle. Virginia Makes It Official: Robert J. Abalos Has Been Disbarred!

The State Bar of Virginia has released the official disbarment notice of Robert Joseph Abalos:

"On March 28, 2008, the Virginia State Bar Disciplinary Board revoked the law license of Robert Joseph Abalos . In disputes with two purchasers of legal publications written by Mr. Abalos, he violated professional rules that prohibit lawyers from threatening criminal prosecution solely to gain an advantage in a civil matter, that prohibit communication with a represented party, and that prohibit committing a criminal or deliberately wrongful act that reflects adversely on a lawyer's honesty, trustworthiness, or fitness to practice law."

For many of us, reading Abalos' email rantings at two customers as quoted in the Order of Revocation is like reliving a nightmare. Apparently, he used the same lines on everyone.

Robert J. Abalos' Disbarment - Our Heroes at the VA State Bar

Since the dark days years ago, when the career scammer and failed lawyer Robert Joseph Abalos was still masquerading as a competent and responsible "more-ethical-than-you" attorney, real estate investor, developer, author and teacher, while misusing his Virginia Bar license for credibility to steal, abuse and threaten, many protest letters were written to the FBI, the FTC, various police departments, the US Postal Inspectors, various state Attorneys General, etc., and little more than a pat on the head was received back.

Robert Abalos had good reason to believe that he was immune to the restraints of law and decency. Fortunately for all of us, the Director of the Virginia State Bar, Ms. Karen Gould, recognized the injustices being committed and the blemish being placed on the reputation of the legal profession. Ms. Gould authorized an investigation that took 2+ years to complete and she signed off on expenses that grew to tens of thousands of dollars. The Virginia State Bar staff, Mr. Paul Georgiadis and Mr. Robert Heinzman, performed sterling work, which culminated in the Abalos’ disbarment hearing, with two defrauded witnesses participating [to keep the cost at a minimum, no more witnesses were invited], on March 28, 2008 - much to the relief and satisfaction of hundreds, if not thousands of defrauded customers. Immediately, over the next couple of days, Abalos' web presence completely disintegrated.

A special THANK YOU to Mr. Paul Georgiadis and Mr. Robert Heinzman of the Virginia State Bar for taking seriously the misconduct of Robert J. Abalos and bringing this case to a hearing. Also special THANKS to the two witnesses who were brave enough to come forward and testify after being threatened by Robert Abalos with prosecution, which ultimately led to Abalos’ disbarment.

Justice Served: Virginia Disbars Robert Joseph Abalos

It is with gleeful and giddy pleasure that we share with our fellow Robert Abalos Revealed community members some very exciting news out of Richmond, Virginia today.

We have it on good authority that on March 28, 2008 at 10:30 AM Eastern Standard Time, the Virginia State Bar Disciplinary Board disbarred Robert Joseph Abalos due to multiple cases of his own misconduct. When officially announced, the results of the disciplinary action will be published by the Virginia State Bar at the following link: Disciplinary System Actions Taken by the Virginia State Bar.

Regardless if the announcement involves a summary suspension or a full revocation of his license to practice law, Robert J. Abalos was disbarred today. Disbarment is an event of significant importance to those customers of Robert J. Abalos who paid him hundreds if not thousands of dollars for products and services that Mr. Abalos wantonly failed to deliver and then fought with malice to avoid refunding the monies owed those same customers. According to Wikipedia:

Disbarment is a revocation of a lawyer's ability to practice law or argue cases. Generally, disbarment is imposed as a sanction for conduct indicating that an attorney is not fit to practice law, willfully disregarding the interests of a client, or engaging in fraud which impedes the administration of justice. In addition, any lawyer who is convicted of a felony is automatically disbarred in most jurisdictions. In the United States legal system, disbarment is specific to regions; one can be disbarred from some courts, while still being a member of the bar in another jurisdiction. However, under the American Bar Association's Model Rules of Professional Conduct, which have been adopted in most states, disbarment in one state or court is grounds for disbarment in a jurisdiction which has adopted the Model Rules.
Disbarment is quite rare. Instead, lawyers are usually sanctioned by their own clients through civil malpractice proceedings, or via fine, censure, suspension, or other punishments from the disciplinary boards. To be disbarred is considered a great embarrassment and shame, even if one no longer wishes to pursue a career in the law; it is akin, in effect, to a dishonorable discharge in a military situation. Because disbarment rules vary by area, different rules can apply depending on where a lawyer is disbarred. Notably, the majority of US states have no procedure for permanently disbarring a person. Depending on the jurisdiction, a lawyer may reapply to the bar immediately, after five to seven years, or be banned for life.

While not a criminal charge, the board's decision today will impact Robert J. Abalos' so-called life in many negative ways going forward, just as his own malicious words and behaviors have impacted in negative ways the lives of so many innocent people for several years now. However, the board's decision could evolve into criminal charges if Robert Abalos does not make wholesale changes to his words and behaviors from this day forward. We will have more on that in the coming days and weeks.

For now, we strongly encourage all members of the Robert Abalos Revealed community to enjoy a pleasant weekend, safe in the knowledge that justice has finally been served against Robert Joseph Abalos. Furthermore, feel free to revel in the fact that more justice is yet to come.

BREAKING NEWS: FREE Investing in Land Seminar in Richmond, VA Next Friday?

Followers of low-life grifter and mail fraud scoundrel Robert J. Abalos today urgently called upon Mr. Abalos to add Richmond, Virginia to his "FREE Investing in Land Live Seminars" itinerary that Mr. Abalos announced on March 10, 2008:

"I will be hosting two FREE Investing in Land Live Seminars in Atlanta, Georgia and Denver, Colorado in the upcoming weeks to test my new PowerPoint presentation and other materials."

One follower begged Mr. Abalos, "Please, please, please come to Richmond, Virginia next Friday, March 28 where some of your impassioned followers will be attending a very important event that starts at 9:00 AM at the Lewis F. Powell, Jr. U.S. Courthouse at the intersection of 10th and Main streets. The event shouldn't last too long and, if all goes as expected, should be over by 10:00 AM. You could start your FREE Investing in Land Live Seminar down the hall as soon as the big event is over!"

So far, Mr. Abalos has not responded to his followers' request for the third free seminar in Richmond.

Meanwhile, many of Mr. Abalos' followers stated they were quite shocked by his recent announcement of free live seminars. It has been over two years now since Mr. Abalos' last seminar tour in 2005 which, after several sold-out-but-subsequently-canceled seminars, started and stopped in Atlanta, GA in August of that year.

One Atlanta seminar attendee observed, "Back then Mr. Abalos was in such strong demand that he had to raise his seminar prices from $995 all the way up to $1,995 (click here for Mr. Abalos' April 9, 2005 announcement of the seminar price hike). Didn't matter; many of us still paid him the higher price. Call us suckers, I guess. But now, he's giving free seminars. That's certainly very generous of Mr. Abalos, who we all know certainly likes to pinch a penny or two."

Mr. Abalos' followers were particularly shocked by Mr. Abalos' additional announcement on March 10 regarding the new price for his regular (non-free) seminars to be held later this year: only $295 per person. One dumbstruck follower noted, "His 85% reduction in seminar price from $1,995 in 2005 to only $295 in 2008 totally shocked me because Mr. Abalos has spent the past two years railing against the U.S. Federal Reserve on his numerous blogs and websites for inflating consumer prices at what he says are secretly double-digit rates. Either he is the dumbest man or the most generous man on Earth, we just don't know. That is why he is such an enigma to us. That is why we are such fervent 'Robert J. Abalos Real Estate Watch' Watchers."

Several attendees to the 2005 Atlanta seminar noted that security at the seminar was as tight as Mr. Abalos' 48-inch leather pants back then. Several said they expect both security and Mr. Abalos' pants to be even tighter this year. One follower said, "He's been going after those evil creative real estate gurus with a vengeance lately. Really he's been putting them in their place for years and years. And now with his six new posts on his latest blog about creative real estate fraud, I'm sure those evil creative real estate gurus are pretty upset with Mr. Abalos. He's a brave guy. It'll be interesting to see if he's actually laid off the pastrami sandwiches over the past two years though. Between you and me and this lamppost, I bet he hasn't. He really, really likes pastrami sandwiches."

Several 2005 Atlanta seminar attendees also remembered that Mr. Abalos seemed a bit nervous in front of his followers who on Day 2 seemed only to demand more and more from Mr. Abalos, particularly the written materials and CD-ROMs he assured them he had produced in Seattle but did not ship to the seminar location, the swanky Four Seasons Atlanta. One such attendee noted, "I'm pretty stoked. His March 10th announcement said that 'All Investing in Land Live Seminar participants receive a written outline of the seminar plus a workbook containing forms, checklists, worksheets, and other materials.' That's certainly more than we got at the Atlanta seminar back in 2005. I hope to finally pick up my workbook at this year's free seminar in Atlanta. Heck, if he brings all that stuff to the Richmond seminar next week, I'll gladly haul all his workbooks and materials around to the other two free seminars for him just to help him out. That should tell you how committed I am to finally getting those checklists, forms, worksheets, and other materials! They're like gold -- only more scarce. Hey, maybe Abalos should try and convince (Federal Reserve Chairman) Bernanke to peg the U.S. dollar to his supply of Investing in Land Live Seminar workbooks. That'd stop inflation cold!"

Other followers of Mr. Abalos zeroed in on another key part of his March 10th announcement:

"A full schedule and much more information will be posted on the www.investinginland.com website when it is re-released in April 2008."

"That must mean he's coming back on strong after several months of his site being down after the International Conspiracy of Evil Creative Real Estate Gurus (ICECREG) unplugged his server down there in Arizona", said one follower, "or at least, that's how Abalos probably sees it. I don't know if the ICECREG really even exists. But, Mr. Abalos says it does, so it must. Heck, you'd probably believe it too if you had people looking for you all the time, hangin' out by your post office box trying to hand you pieces of paper, making requests for appearances, and what not. After a while, you'd begin to think 'Maybe I'm not being paranoid enough.' It would drive you a little crazy. I think that may be where Mr. Abalos is today. I mean, he expects us to believe that he'll actually get his new site up again, hold a bunch of cross-country seminars both paid and free, and maintain what, like, four new blogs railing against his perceived enemies? Man, he is crazy."

Whether or not Mr. Abalos is crazy, his followers are hoping and praying that he will show up in Richmond, Virginia next Friday to give one of his world-renowned seminars and to celebrate the big event at the courthouse with them. Says one hopeful follower, "We would have all flown in from cities across the U.S. and Canada for the FREE seminar and the big event in Mr. Abalos' honor. The least he could do is make an appearance. I mean, even if it's just to drop off the seminar workbooks we've all been waiting two years for. He could just skip the seminar part itself -- I'm sure it's the same basic information he covered in Atlanta two years ago anyway."

For now, Mr. Abalos' ardent followers will just have to wait and see if he shows up in Richmond next week.

Robert J. Abalos: “The Rules Don’t Apply to Me”

Robert J. Abalos Invites Wall Street Journal Investigation of His Seminar Crimes

Suspended (and possibly soon to be disbarred in Virginia) attorney Robert J. Abalos -- not exactly the most ethical real estate seminar promoter -- recently posted an entry to his "I Only Watch Real Estate" blog that referenced an excellent Wall Street Journal article by Mr. Gene J. Koprowski titled, "Real-Estate Investors Should Beware of Scams." In the article, Mr. Koprowski sheds light on what ultimately will happen to Robert J. Abalos by way of the frauds perpetrated by Abalos' fellow real-estate seminar promoter, Michael Enelow:

...some seminar promoters run afoul of the law. In March, a real-estate seminar promoter was sentenced to 30 months in federal prison after pleading guilty to charges of mail fraud and wire fraud stemming from his real-estate seminars, according to a spokesman for the U.S. Attorney's Office in Pittsburgh. Michael Enelow allegedly defrauded more than 1,000 seminar attendees from 1995 to 2000...The Federal Bureau of Investigation alleged that the seminar promoter lived off of the proceeds of the seminars and that his real-estate deals were paltry.

Mr. Enelow was also ordered by the court to pay $1.7 million in restitution to those who had attended his real-estate seminars. He must also forfeit some real-estate holdings, according to the U.S. Attorney's spokesman.

As readers of this blog know well, with the notable exception of Mr. Enelow actually owning some real estate holdings, Robert Abalos is no different than Michael Enelow. As a real estate seminar promoter, Robert Abalos ran afoul of the law back in 2004 and 2005 when he actively advertised and promoted his "Investing in Land" seminars -- ostensibly to be held in such far flung countries as Russia, China, Mexico, and Italy and in such fancy venues as The St. Regis in New York, The Hotel Bel-Air in Los Angeles, The Peninsula Hotel in Chicago, and the downtown Seattle Public Library -- yet while he gladly took in seminar fees from all comers, he failed to conduct any of the seminars, save for one: the infamous Atlanta seminar in August 2005 that served as the catalyst for this consumer justice blog against Robert Abalos. All of the seminars that were advertised and promoted by Mr. Abalos but were never held and for which refunds were never issued to seminar ticket holders were in fact Federal Trade Commission violations.

Surely the FTC, not to mention the FBI and the investigative reporters at The Wall Street Journal, would be interested to learn about all the investors ripped off by the real estate seminar promoter Robert J. Abalos of Seattle, Washington. An excellent resource for these interested parties to start with is of course the website, Robert Abalos Revealed, which documents most of Mr. Abalos' frauds, trials, and tribulations -- at least those we know about that have occurred thus far in the 21st century.

So why don't we all take Mr. Abalos' helpful lead here and suggest a follow-up article on fraudulent real estate seminar promoters to the editors of the real estate section of The Wall Street Journal? It's easy enough to do:

Robert Abalos Defies State Bar, Using the “Esq” Title

On December 28, 2007, the Virginia State Bar publicly announced that its Disciplinary Board will be hearing two dockets against one Robert Joseph Abalos of Seattle, Washington on March 28, 2008. The cause? Misconduct.

The State Bar defines Misconduct as "Complaints and Charges of Misconduct certified to the Disciplinary Board by a subcommittee or a district committee."

It looks like progress is being made toward censuring or disbarring Abalos in the Commonwealth of Virginia, perhaps as soon as April 2008.

To date, several people have requested refunds AGAIN, according to Abalos' instructions. He promised refunds to these people by email, but NOBODY has received a refund, not even people who were due small amounts and promised a check in the mail by Abalos, as recently as a few weeks ago.

Could Robert Abalos be done, or is he hiding out and hopes that we stop blogging?

2. Why not post this same information on investinginland.com and reinvestormagazine.com where the original orders were taken? Why bury this on page two of his new website that most of his customers don't know about?

Through our vast network of people who have been ripped off by Robert J. Abalos, someone did a "skip trace" on Abalos based on his license plate. This is completely legal, of course, because the person was looking to serve papers on Abalos to SUE him.

Note the person must SWEAR UNDER OATH, a violation of which is a felony in Washington.

Our source reveals that Abalos listed a POST OFFICE as his physical address, which is perjury and a crime in Washington state.

Ask yourself this obvious question... why would a person list a Post Office as his physical address rather than his business or home address?

Russ Whitney, Robert Abalos, John T Reed and the "Double Standard"

An interesting obversation about the three of these guys. John T Reed was in a big messy fight with Whitney and dug up everything Whitney ever did wrong in his entire professional and personal life and published it on his website. Abalos thought this was OK, and supported Reed. Reed ignores everything bad in Abalos' personal life, especially the things that have to do with his business, his past, his finances and his claims about who he is and what he's accomplished.

Now that the tables have been turned on Abalos, he fancies himself as a victim of illegal harassment and terrorism. Reed appears to sympathize with Abalos' plight as well, calling our exposé on Abalos a "coordinated attack effort".

Why is it that Reed gives Abalos a pass on all of his wrongdoings and continues to recommend Abalos, despite court documents, judgments, and dozens and dozens of complaints independent of this blog, including the Better Business Bureau, CyberCrimes.US, and various other websites?

Robert J. Abalos forgot to take his medication, today.

Abalos now claims that William Bronchick sent me to Robert Abalos' seminar as a "spy" to "intentionally ruin his seminar". Now this is so absurd you have to wonder if Abalos is schizophrenic and forgot to take his medication. IF Mr. Bronchick would send me to "spy", WHY would I ask for a refund several times, after Abalos cancelled the seminar TWICE? Abalos never responded to my requests for a refund - we know that he NEVER refunds anyone voluntarily.

All 12 people who were there (and the technician who recorded the seminar for Abalos and never got paid!), and I am certain several will add their thoughts to this post, recall that I only spoke on the tape 2 times, during breaks, to express my dissatisfaction with the fact that the seminar was cancelled twice at the last minute and refunds were refused, and that the promised 1140-pages seminar manual, CDs, etc. was not delivered. The reason the tape is ruined is because it is of poor quality, Abalos sounds uncertain on the tape, it contains little or no information that is usable, and it has a PROMISE FROM ROBERT ABALOS TO SHIP THE MATERIALS WITHIN A COUPLE OF DAYS, WHICH HE NEVER DID!!

If I was sent to "sabotage" the event, then WHY are more most of the attendees complaining to the authorities about ABALOS and not me? On that note, Abalos claims that Bronchick and I are under "federal investigation". Of course, he never mentions, WHICH federal agency, but I will tell you this - our contacts reveal for a FACT that the only one of the three of us under criminal investigation by any government agency is Robert J. Abalos.

Once again, Bobby, talk is cheap - the court judgments, the dozens of disgruntled customers, your negative BBB rating, your eviction from your apartment, and your pathetic financial situation speak louder than your empty words.

I was going to post the recordings of the entire "seminar" - my attorney advised me not to do that. NOT that Abalos has a chance to win, or can prove ANY damages, but he'll make it messy & time-consuming - once again.

Fraud Alert - Abalos is Soliciting Books and Seminars Again

Just when we thought it was safe, Robert Abalos is trying to raise money by offering his "discount packages" again. Everything in the store, some of which we believe DOESN'T EXIST, plus a Seminar that wont' happen for $99.

This is not only truly pathetic on his part, but a ripoff, even at $99, if the seminars never happen. We've seen Robert Abalos advertise no less than 50 seminar dates, and have only seen ONE happen, which resulted in several chargebacks because he did not deliver what he promised over and over.

Hopefully, if you are reading this blog and have never ordered (been scammed) from Robert J. Abalos you will be dissuaded and $99 richer.

Investinginland.com Down for A Full Month

Robert J. Abalos' website has been now down for a FULL month. Something is definitely up - he was probably told to remove it pending a federal investigation. Oh yes, and on the topic of federal investigations, Abalos claims now for the FOURTH time in two years that I am "under investigation". I'd love to talk to a federal investigator about anything he likes, I have nothing to hide.

But we all know it's another fabrication, story, or delusion of Robert Abalos. We have checked - there is NO investigation against me, and has NEVER been one. The ONLY one under investigation is the one who hides behind PO Boxes and email addresses. The only one under investigation is the one with multiple judgments against him.

Talk, talk, talk, Mr. Abalos, but in the end, it's all talk. Actions speak louder than words. I have two judgments against you, and there are at least two others out there with judgments. My credit is fine, I have nothing to hide - only you would be so embarrassed about your credit report being sent to John T. Reed (although I had nothing to do with it).

Abalos Cancels Another Workshop Under Suspicious Circumstances

Robert Abalos somehow conned his way into doing a workshop with the Sacramento Real Estate Investors Association (www.sacreia.com), despite the fact that he constantly criticizes such groups.

I called the information at the Sacramento Real Estate Investors Association tonight, and this person told me that Abalos cancelled the workshop because of an "emergency". Typical Abalos fashion, committing to seminars, then cancelling. More than likely, there were only a few people signed up, so he made up some excuse, because he could not afford the airfare (or bus ticket) from Seattle and felt as though it wasn't worth his time, and has no respect for other people's time in cancelling events at the last minute.

IMHO, Sacramento investors were lucky not to have wasted their Saturday listening to a loser and fraud.

Investinginland.com Down Again - Did Bobby Stiff Another Vendor?

Investinginland.com has been down for more than a few days. According to Robert J. Abalos, the website is being re-designed. So, if that is the case, why is the current website removed? Most normal (not a fair comparison for Abalos) people create a new design offline, then upload it over the old one. If Abalos were getting thousands of orders and emails as he claimed, why would he take down his website for several days?

Some are speculating that Abalos didn't pay his vendor, Ryan Price or another web designer who worked after Ryan Price for free, who may have created the last design. Abalos probably got a letter from his attorney demanding to take it down, and cannot find another sucker to work for free and can't afford to hire a web designer to replace the website.

Of course, Abalos acts like it is no big deal and is talking about a new seminar "tour" as if he is Britney Spears going "on tour". The answer will come soon as we investigate and report. One thing for sure - nobody has gotten a refund yet, despite several promises from Abalos!

Did Amazon.com Dump Robert J. Abalos?

Robert Abalos' meager source of income from the sale of his lame book on Amazon.com may be coming to an end. After a recent complaint showed up about non-delivery from an Amazon.com order, all of sudden the listing appears to have changed:

Availability: We will e-mail you when this title becomes available.

This generally means, either the book is out of print, or Amazon.com won't take orders for the book, because the publisher or author cannot supply it fast enough. Certainly we know that it's not because of excess demand (Amazon.com Sales Rank: ##546,701), so we have to assume that Abalos stiffed Amazon.com one too many times?

Robert J. Abalos STILL Denies Multiple Valid Court Judgments Against Him

Robert J. Abalos, a man who claims to be a "world famous" attorney, is still whining about the court judgment I got against him in November 2005 from King County Court, living in a fantasy world right out of the Wizard of Oz.

I sued him in his own town, flew all the way to Seattle, but Robert Abalos was too chicken to show up in court to defend himself, so I got a judgment by default. He knew full well about it, because he sent me an email within hours of the hearing, before I even talked about it online, while I was on the plane back from Seattle. That means he knew full well about it, but was afraid to come to court and spew lies.

For 18 months, Abalos has been claiming that my first judgment against him is not valid because he was not served with the papers. Any first year law student would know what to do - file a court motion and argue that he wasn't served properly. Otherwise, the judgment is presumed valid. Abalos can't do this because he either can't afford the court fees or is afraid to go on the record and lie to the court, AGAIN. He's also afraid, I will show up at the hearing, or hire a lawyer and make him look like a bigger LOSER than he already is. After all, I beat him in court twice, and have two money judgments against him.

When his landlord, Harbor Steps Apartments, sued him for eviction for non-payment of rent in January 2005, Abalos showed up in court and also claimed that he was not properly served. Robert J. Abalos has been saying that he wasn't evicted from his apartment in Jan 2005. He claims that he wasn't even living there, when the eviction proceeding took place in October 2004, despite the fact that he SWORE UNDER OATH that he was and said on the record in court in January 2005 that he intended to vacate the unit within 6 weeks.

When he appeared in court, he said the landlord had his credit card on file, but REFUSED to charge it. Click here to listen.

Responding to email from his landlord about his American Express card being DECLINED FOR RENT, Abalos instructs the landlord on October 8, 2004 NOT to charge his credit card any further and that he will pay "all future rents by check". Click here to read it.

Note how the facts are in stark contrast to Abalos' B.S. that, "By October 2004 I was sick of subsidizing her tenancy to the rate of $2,200 a month so I stopped paying the rent.

From a business perspective, sophisticated real estate investors will recognize this play a variation on the 'friendly foreclosure' technique of terminating leases. The unlawful detainer action would require the payment of PAST rent, but not future rent which I was obligated to do through April 2005. There was no way I was going to let that happen."

Robert J. Abalos Denies Being Evicted, Despite Court Judgments

Robert J. Abalos now has the audacity to claim he was not evicted, but rather that he sublet to someone else, and that SHE was living there at the time, so technically he was not evicted. Nice try, LIAR!

So, as of January 2005, when he was in court, he WAS living there and was also reporting this apartment address for his company, Terra International, LLC, with the Secretary of State WA. When we first reported his eviction in 2005, he claimed in an email to me, "I saved a woman's life by renting that apartment and she's prepared to testify to that at YOUR trial.". So, if she was a so-called "battered woman" who suffered so much that he couldn't bear to have it discussed in public, then what kind of SCUMBAG would publicly trash her? Abalos' smear from today,

"Not only was I happy about the fact this woman was evicted from my apartment, I thanked the landlord's lawyer IN WRITING for doing me "a favor".

For the record, I have seen a copy of the lease, because it is part of the court file for this eviction. Click here to read page one of the lease - the only name on there is ROBERT J. ABALOS.

As indicated in his written and sworn affidavit to the court, Abalos said he did NOT owe rent, because the landlord failed to keep up the premises, an argument which was summarily dismissed in court. Furthermore, Abalos himself admitted ON THE RECORD that he owed the rent, but that he landlord refused to charge his credit card.

So, if in fact Abalos was NOT living there at the time of the hearing, he was lying to BOTH - THE COURT AND HIS LANDLORD. Either way, Abalos is a SLEAZEBAG, a DEADBEAT and a LIAR!
The bottom line is that Robert J. Abalos, who claims to be a "world-famous guru and lawyer", was renting an apartment, because he could not afford a house, then was evicted from that apartment for not paying the rent he agreed to pay.

Three Years of Fraud from Robert J. Abalos

Dee is my real first name. Many of this blog's regular readers know me. We
met at Atlanta 2005 as attendees where Robert Abalos failed to deliver all
he had promised for our seminar fee. I'm just leaving off my last name to
baffle the search engines. I regard all of you attendees as my friends.

This is about my three year odyssey attempting and failing to acquire
useful land investing information from Robert Abalos on a prepaid basis. I
mistakenly believed John T. Reed's website recommendation that Abalos was a
credible and knowledgeable instructor. I began by buying a few of Abalos'
pamphlets through eBay (cheaper than his website "retail" prices) in the
Spring of 2004 while he still lived in Virginia. Once he moved to Seattle,
eBay deliveries slowed way down and usually required a lot of "expediting."
Abalos offered a bizarre excuse that his pubs on eBay were being sold by a
lady from his Virginia church, and that she sometimes became disorganized.
Never mind that when "she" received stinging negative feedback on eBay for
failure to deliver to others, "she" replied back viciously like a sailor.
Fortunately I received all four pubs I ordered (before Abalos' eBay ID was
permanently suspended), but the shipping came after complaining directly to
Abalos. Then, after an exchange of e-mails with Abalos, I made the mistake
of sending Abalos his seminar fee via postal money order.

Over the next year and a half, Abalos scheduled me to about six seminar
dates and cities, usually cancelling them just a few days before. He didn't
even bother to notify me of the cancellation in Houston in August 2004,
where I traveled and found him a no-show. This was too early for me to
know that this "world-famous" investment guru seldom sold enough tickets to
fill a phone booth, and so whenever he couldn't fill a hotel room (99% of
the time) he simply didn't bother to phone the hotel for a reservation.
Finally, he did hold a seminar in Atlanta, Georgia in August 2005--mostly
for re-scheduled attendees like me.

I tried to maintain a civil communication relationship with Abalos through
the end of 2006, even though I had long since learned of his scams,
deceptions, evictions, threats, defamations, creditors, court defeats, and
sociopathic numbness to any civilized behavior. The e-mail exchange below
covers the period from about July 2006 through February 2007. You'll see
where his "public" attitude changed toward me after I submitted my
affidavit (along with many other defrauded customers) on behalf of Ines
Romischer for her successful January 2007 court fight with Abalos. She won a
default judgment after Abalos couldn't be bothered to show up in court for
the complaint that HE had filed.

I've inserted a few comments in these e-mails wrapped in [] square
brackets, so there's no doubt they are my remarks for your benefit.

If anyone has any confidence (after reading how I attempted unsuccessfully to
obtain full value for the seminar fee I paid to Abalos after a three year
pursuit) that they could do any better, they are just not paying attention.

As to the other participants, I have settled with each
one by one. No further action is required by you on
that front.

attendees, except for the few who obtained a credit card chargeback. When
Ines Romischer sued Abalos in small claims court, and won a default
judgment against Abalos for $1043.50, Nov 21, 2005, Case number 55-007190
SC, Judge Arthur R. Chapman, Abalos chickened out and didn't show up for

mean your preference has changed, and you'd rather I use

one from which you sent.

Second, you asked if I had any old e-mails from Ines Romischer or
William Bronchick I could forward to you. After your Atlanta seminar,
I vaguely remember that Ines wrote me maybe a couple of times, or so.
I wrote her not to bother me again, flushed her e-mails, and that was

their orders, to "refund any customer who requests them", which you
published on that blog on January 28th, 2007.

1. On May 5th, 2005 you charged my credit card for $44.85 for an annual
subscription to your Real Estate Investor Magazine (quarterly), which I
never received. Shortly after your 2005 Atlanta seminar, you announced the
magazine project was being cancelled. You have had my funds for almost two
years, and I am entitled to a refund.

2. On May 25, 2004 you e-mailed me that you had received my $595 payment
for your 2-day seminar. You directed me to the Houston Four Seasons hotel
for August 14-15, 2004. I spent travel and lodging funds to get there, and
you were a no-show. The hotel didn't even have any record of you in their
database going back through 1999. I met Paul Drummond there from Cedar
Park, Texas who had similarly been directed by you. You then claimed it
was my fault for not sending you some paperwork that I had no reason to
believe even existed. I learned from Paul that if I asked for a
refund, you would have told me what you told him--that you "didn't
want his business anymore" and that no refund was to be issued.

Over the next year you scheduled me for five more seminar dates around the
country, and you cancelled each at the last moment, destroying those
weekends for other possible real estate events which required more advance
planning than your last minute cancellation notice permitted. Finally, you
held a seminar in Atlanta on August 20-21, 2005 at the Four Seasons hotel,
which I attended after spending airline and hotel funds.

In return, you spent two days covering mostly subjects addressed in your
coursebook, despite your e-mailed claim to me on April 16, 2004 that your
seminar would "go way beyond what is taught in my course... The Course is
an excellent primer in the subject of land investing but it really is the
seminar that shows you how to do it right..."

In addition, you had e-mailed me on April 16, 2004 that your "seminar
materials are handed out at the seminar." A few days before Atlanta, you
changed your story, writing me that the 1,140 printed pages plus CD
materials were too bulky for airline carry-on purposes, and would
therefore be shipped to seminar attendees immediately after the seminar.
This did not happen. So much for "how to do it right...."

Even if you and I disagree on the scope and depth of the subject matter you
covered those two days, the failure to deliver the promised documentation
set destroyed any value the seminar might have had for me. One does
not sell half a car, show half a stage play, or deliver half a
baby--and take full payment. Had I remotely suspected that the
documentation set would not be delivered, I would definitely not have
advanced my funds to you.

You have been promising me every few months since Atlanta that you would
send me your revised course, with its documentation, presumably in lieu of
your failure to send me the documentation set for the Atlanta seminar. The
latest such promise was about October 8, 2006. You wrote me that it was to
be handled by Karen Beam, who I believe does not exist. In any event, as
of February 1, 2007, you (or she) have failed to follow through with this
promise as well. You have shown that you are utterly indifferent to mail
fraud charges or to the FTC's mandatory 30-day deadline for delivery of
prepaid products.

When Ines Romischer sued you in court and won a judgment for a full refund
of the seminar fee she paid you, I believe the court's assessment of your
failure to deliver the documentation set to her and your misrepresentation
of the seminar's scope and depth of subject matter covered. My experience
and disappointment were identical. I relied on your representation to me
personally that the seminar would go way beyond your coursebook and that
the documentation set would be provided. Neither happened.

In total, you cost me two out-of-town trips, plus five other last minute
cancellations, plus the misrepresented seminar presentation, plus the
non-delivered documentation set. If you refund me within 30 days the full
$595 that I originally mailed you via US postal money order, plus the
$44.85 for your never-delivered magazine, totalling $639.85, I'll forget
all the rest of the travel expenses that you cost me, for no benefit to me
whatsoever. I accept postal money orders or Western Union funds, but no
checks please.

apartment's poor maintenance. He also claimed that the apartment management
had the authority to charge his credit card. The court said that Abalos was
evicted. The court also noticed that Abalos failed to show on the last day
in court when judgment was granted against him. To use his words, "dumb" is
not the half of it.]

Robert J. Abalos has again redesigned his website and is selling more books and Cds on his website, after promising over and over and over he was out of the direct selling business, was not selling books anymore, was "suspending" sales, etc, etc.

At the same time he is launching attacks on all the LEGITIMATE real estate authors, this "pretend guru" is offering the same old stuff, using the same pitch:

- You can buy land with little or no money down

- You can make "quick and easy profits"

- You don't need any experience

- You can get "instant equity profits"

All you have to do is give Robert Abalos $495 and the secret to riches is yours. YEAH, RIGHT!

Of course, we all know beyond a shadow of a doubt that Robert J. Abalos has never done any of this himself, is a renter, has several court judgments against him, and was evicted from both his office and apartment. So, anything Abalos writes in his books is all theory, the same stuff he spews on his blog on a daily basis, pretending to be smarter than the Fed Chairman.

Robert J. Abalos continues to operate as though nobody is keeping track, particularly myself and dozens of customers who are owed money from him. We will keep a close watch on this charlatan, and continue to warn the public about giving him any money. And, with several governmental agencies investigating him, it will only be a matter of time before he is shut down for good.

Note the difference between the confident, experienced Mr. Loeffler and the nervous, whiny Abalos. Mr. Loeffler points out that I sued (and won) against Abalos in 2005, and that is the only contact I have with Washington state, and therefore the court has no jurisdiction. He also points out that Abalos has filed several actions in King County Court and never served me.

Abalos responds that I have been "evading service" and that he (Abalos) allegedly tried to serve me 20 times - but cannot submit any proof. He alleges that I came to Seattle "at least 5 times" - but cannot submit any proof. Abalos also can't explain why his attorney is not present in court.

The judge postpones the hearing for the parties to submit paperwork regarding whether the court has jurisdiction, and Abalos fails to submit papers or show up for the next hearing. Some lawyer he is! The case is dismissed with prejudice and the court awards me attorney fees.

After a year of unsuccessfully trying to silence this blog through malicious and frivolous court motions, Robert Abalos dodged the court last month, and his case was dismissed with prejudice and a judgment for my attorney's fees was awarded against him.

We've obtained the court documents and recordings of the hearings. Abalos, who is jobless, appeared in court over 15 times, presenting lies and fraud to the court to try to stop us from warning the world about his scams.

"Stop Harassing My Staff"?

Robert J. Abalos swore under oath in an affidavit to the King County, Seattle court (and many times in his newsletters) that I and others on this blog were harassing his "staff". We addressed the issue of Robert's so-called "staff" in the post, "Me, Myself and Irene".

The following is an excerpt from an affidavit from Robert's most recent ex-landlord for his office - the landlord to which he bounced several rents checks, got sued by, and now owes a judgment to...

"Robert Abalos subleased office space from me at ... Ave Suite 7340, Seattle, Washington starting in September 21st 2006. During his sub-lease tenancy, Robert Abalos failed to pay rent a single time during September through December. All eight checks that were written were returned from the bank for Insufficient Funds. For the record, I have filed suit against Robert Abalos for the money he owes me for rent in King County Small Claims court, case #75-000053.

I read Robert Abalos’ petition and it is completely inconsistent with everything I personally observed. During his sub-lease tenancy, Robert Abalos did not have any office support of any kind. There was no reception or assistant position that was ever filled, nor did he ever make mention of having an assistant. He did at one time say that he would like to get an assistant, but he also mentioned in the same sentence that he has been doing everything on his own for “far too long”. This is completely inconsistent with Abalos’ claims that Ines Romischer harassed his “office staff” – he did not have any staff.

During his sub-lease tenancy I had never witnessed or heard of any type of harassment done to him. At no time did he receive any mail that was harassing or have any visitors that were harassing, and I never saw Ines Romischer or anyone else harass or bother Robert Abalos. Also, he never mentioned at anytime that he was being threatened or harassed at his office and had never mentioned that taking place in his life in any other setting.

I came across the website http://RobertAbalosRevealed.com after I had served a notice of eviction on Abalos. The reports and accounts I read about Abalos on that website were very consistent with my experiences. I believe Ines Romischer is doing a great public service in warning others about Abalos and I only wish I read the website before I leased space to him."

Once again, this again proves that Robert J. Abalos is just a one-person operation who fakes being a big shot with lots of employees and a big operation.

Robert J. Abalos Sued Again for Bouncing Rent Checks!

Case #75-000053 in King County District Court. Robert J. Abalos was sued by the landlord he subleased an office space from (Sept - Dec 2006), bounced eight (8) checks (promised to pay; lied, why the checks bounced), and lost his case today in Small Claims Court for approx. $3,500 including court costs (less than $50) ... and didn't show up for the hearing!

Abalos was personally served with the summons, so he can't claim he didn't know about it.

This is now the FOURTH judgment rendered against Robert J. Abalos in King County Courts in two years. For the fourth time in a row, Abalos failed to show up for the required hearing, apparently, scared of being sanctioned for perjury [Abalos didn't even show up for a full hearing, when HE sued me], a disgrace for a lawyer who should have respect for the court system.

How Much is Abalos Making From Amazon.com??

Now that Robert Abalos has claimed to have suspended sales on his website, his only sales would be for his "old" book on Amazon.com. I say "old" book because Abalos claims that it is out of print and replaced with his new 1220 page manual and 12 CDs, a course that nobody has ever seen, but was promised to many.

Amazon.com has Abalos' 2003 edition of his book at a sales ranking of 109,000. I've seen it as low as 25,000 and as high as 300,000. According to http://www.rampant-books.com/mgt_amazon_sales_rank.htm, the ranking of 100,000 would translate to about a book sold every 5 days at $62.97. Assuming Amazon.com gets some kind of commission and Abalos has to make Kinko's copies and ship, he can't be getting more than $40 profit per book, which means $240/month.

If he's not buying real estate, and not practicing law, one can only imagine...

"Equity isn't Wealth", Talk is Not Experience, Promises Aren't Action

Eight days ago, Robert J. Abalos asked, how he could resolve the problem with his customers, and we all responded with a resounding answer... "PROCESS OUR REFUNDS". He promised to take care of this, but nobody has been made whole.

Instead, Robert Abalos spent plenty of time writing articles on his blog about how "real estate equity isn't wealth" and people are too much in debt without cash flow, blah, blah. Great, Robert Abalos, so I assume that since you follow your own advice, you must have a lot of cash flow, so START PROCESSING REFUNDS and paying your debts.

Robert J. Abalos also promised to "suspend online" sales, yet his website still has an order form. So, if someone faxes in an order, I imagine he'd say, "Sorry, we're not taking any more orders right now"? Fat chance.

Also, Robert J. Abalos promised to set a new "guru code of ethics" by disclosing on his website proof of all his customer testimonials and proof of all his real estate deals. We're still waiting for that. He twice promised a "Million Dollar Challenge" where he'd show people how he buys real estate and makes money as proof of his experience. Still waiting for that. He recently offered to allow volunteers to watch him making offers, so he can prove he's an experienced investor.

ALL OF THIS IS TALK, ROBERT J. ABALOS. Talk is not experience, experience is experience, and how about posting copies of paperwork, deeds, HUD-1 settlement statements and checks you cashed on your blog? You can even cross out the private information such as bank accounts, but how about REAL PROOF of ANYTHING you say? You take the time to launch attacks against all the other gurus and claim you are for real, but you don't back it up with anything but WORDS. In the four years that you've been running your charade, not once have you shown a shred of proof about anything you claim, other than talk, talk, talk.

Stop the talk, Robert J. Abalos, and show us your words mean something:

1. Refund your customers

2. Apologize for scamming us

3. Send me money for the judgments I have against you

4. Stop lying to the world about yourself

Then, and only then, will we stop blogging about you. We aren't the cause, Robert Abalos, you are... we're just at the mirror that you can't look into.

Our sister website, RobertAbalosRevealed.com, is back up and running.

Through some legal (or should I say "illegal") chicanery, Abalos was able to con a Seattle lawyer, Matthew King, to write a letter to GoDaddy.com, the hosting company, to temporarily remove the site. Even though the temporary restraining order Abalos got was obtained through fraud, did not direct me to stop talking about Abalos on a website, was never properly served, and did not name GoDaddy as a party to the lawsuit, these lawyers are very good at bullying and intimidating employees. Since Godaddy only had an email address to a low-level employee for me to fight with, there was no way to convince them to simply READ the TRO, because it did not say anything other than I could not go near him.

King also faxed a similarly deceptive letter to Google, who refused to take down this blog because they know better.

Now that King has abandoned Abalos and neither King nor Abalos showed up in court last week, the temporary restraining order that he obtained through fraud was dismissed. Click here to read the order. Finally, the GoDaddy folks have allowed me to put back up the other website.

In the future, I would recommend that everyone who files complaints with the governmental authorities about Abalos direct them to http://www.robertabalosrevealed.com, which is strictly factual information about Abalos. People who see this blog for the first time are generally taken back, unless they have dealt with Abalos and understand the vitriol people here have against him.

This website will be reserved for news, commentary and venting about Abalos.

Is Robert Abalos Sincere, or is it Another Empty Promise?

I apologize to you for all the time and energy you have spent on your campaign against me. I have suspended all litigation against you and will not be filing any future suits.

Again, if your goal is to resolve this matter please work with me and offer me advice on how to proceed.

Very interesting, that Abalos wants me to stop the insults and name calling, since Abalos has called me a "terrorist", a "criminal", a "low-rent con artist" and other vile names in his newsletter, on his website, and on other websites. The bottom line is you have 24 HOURS to CEASE ALL HARASSMENT against me and delete your hate blog. If you fail to do so I will enforce the order and have you arrested and held in contempt. You are already in contempt because your hate blog is a continuing violation.

In addition, you have been sued for credit card fraud for the $995 and have a court date in Seattle on August 17. Again, service is imminent. And be sure I will attend this hearing against you.

Nobody got a refund last year... why would this be any different?

For the record, the TRO Abalos obtained was through fraud and lying to the court, and he never served me with the papers, even though he knows where I live. The order was dismissed for that reason, and was never effective because it was never served on me, giving me a chance to refute all of the vicious lies he told the court about me. He also never served me with any federal lawsuits, but did file a small claims lawsuit for refund of the $995 my credit card company awarded me for refund of his seminar. As usual, Abalos didn't serve me with those papers either, and didn't show up for the court hearing and it was dismissed. This is all a matter of public record.

The bottom line is that I hope Abalos is sincere in refunding all of his customers, because I have better things to do than blog about him.

Unfortunately, Robert Abalos has never, not once, ever kept a promise to any of us. If Robert Abalos wants to refund people, he knows where to send checks - he has all of the mailing addresses of his customers, especially the 14 people who attended his seminar in 2005, the subscribers of his non-existent magazine, and the people who bought his "exprimental" courses that never were published.

If Robert Abalos wants to get me on his side to help him resolve this matter, he can start by sending me a $2,250.00 by money order overnight mail for the court fees that I spent on defending his latest frivolous restraining order lawsuit - the one he failed to show up in court for last Friday. The court ordered him to pay me fees, so it's a legal judgment that is enforceable on all of his assets.

Abalos Fails to Show Up in Court Again - Court Issues Fees Against Him

For the FOURTH time in two years, Robert J. Abalos, "famous attorney" and self-professed land guru has failed to show up in court this morning and lost his case. As usual, Abalos is big at threatening, bullying and bluffing, but when push comes to shove, he's a coward.

The first time Abalos pulled a "now show" was when he was evicted from his apartment in Jan 2005, and the court awarded a judgment to his landlord when Abalos did not show up for a hearing. Abalos tried to play it like a big shot, throw around all kinds of legal arguments, but the court didn't buy it. He then demanded a continuance and didn't show up for the second hearing and the court awarded his landlord legal fees and a judgment for over $10,000, which Abalos has still not paid. Despite this, Abalos still claims he wasn't evicted.

The second time was when I sued Abalos for refund of the $995 seminar fee in November 2005. Abalos knew about the hearing because he bad-mouthed me in an email to the other attendees. He failed to show up for the hearing, and I was awarded a judgment for the $995, plus court costs. My credit card company then sided with me on the chargeback for the $995, but Abalos still owes me the court costs.

The third time was in August of 2006 when Abalos tried to sue me for "credit card fraud" for the same $995 I was already awarded a judgment for! He filed a case in small claims court in King County, Seattle, Washington and bounced a check to the court for the $25 filing fee! He then didn't serve me with the papers, the hearing was rescheduled for October - he still didn't serve me with the papers, and then Abalos didn't show up in court. Case dismissed.

The fourth time was today. A little background first...

Abalos filed three separate cases against me for a restraining order for this blog, claiming I was "harassing" him. The first time he tried was in Jan 2006, and the court denied him a restraining order because the judge didn't feel that a grown man should have a restraining order issued for someone saying something about him on the Internet. The second time he tried was in July 2006. He lied to the court and claimed that I was calling his office and harassing his "staff" (he doesn't have a staff), mailing him "human feces", threatening his family, etc. All of this was a lie, but Abalos knows no bounds to playing dirty tricks with the court system.

The court granted him a TEMPORARY restraining order (TRO), which requires him to serve me with papers so I can show up at a hearing and contest it. He never served me, even though he knows where I live (in a house, not sharing a room in someone's apartment like Abalos probably is). He had the hearing postponed FIVE TIMES so he could extend the TRO so he could claim that he had a restraining order against me to make me look bad. Very clever, indeed. After five hearings, the court dismissed his case because he hadn't yet served me and couldn't prove that he tried.

In Dec 2006, he filed for a THIRD restraining order, which he told the same lies to a different judge and got a TRO. This time, he served me late, the day of the hearing. The judge postponed the hearing until Jan 12th so he can serve me again, which he did not. He also conned a lawyer to send a copy of the improperly served TRO (which only prevented me from contacting Abalos or going within 500 feet of him) to Google and GoDaddy. Google removed the blog for a day, then put it back up when they realized the TRO did not say I couldn't talk about Abalos on this blog. GoDaddy still removed the robertabalosrevealed.com site, and didn't have a phone number for me to call and talk sense with anyone. When I send the dismissal order to them, the other site will be back up in a few days, with plenty of new information I have discovered that will embarass Abalos.

I hired a lawyer to represent me at the Jan 12th hearing. My lawyer argued that the King County Seattle Court did not have jurisdiction because I live in Atlanta. The court granted a continuance until today so both parties could submit legal briefs. My lawyer submitted one, and Abalos did not. Abalos did not show up in court today, either. The judge dismissed the case, WITH PREJUDUCE, so Abalos cannot legally file for another restraining order. The court awarded me $2,250 in legal fees, which means that the judge felt that Abalos was WRONG in filing the case and not showing up.

I suspect that Abalos will file again, or file in another court, or make up more lies and abuse the legal system. I will be collecting my judgment against Abalos, and in doing so will seize his assets and require him to show up in court. My lawyer says that Abalos will be subpoenaed by the court to show all of his assets or he will be held in contempt.

We all hold Abalos in contempt.

Wall Street Journal Agrees: Abalos' Lawsuit - Frivolous Waste of Time

STOP DOING WHAT YOU HAVE DONE TO YOUR FELLOW CITIZENS AND REPENT!

You repent by paying out cash refunds to all those from whom you took their money and did not provide your advertised and promised books, seminar materials, seminar sessions, chat room subscriptions, fake magazine subscriptions, eBay auction lots, and whatever else you fraudulently advertised and promised to deliver since you began actively selling thrift-store books over the Internet in 2002 when you lived in Manakin Sabot, Virginia (see http://www.yesterdaystractors.com/nboard/messages/325539.html).

All this public outing and shaming only begins to stop based on your corrective, moral actions to right the wrongs you have done as a grown man and lawyer over the past five years. Abalos Threatens Copyright Lawsuit

Abalos' big-shot lawyer sent me a letter and threatened to sue me and "Anonymous" posters for "copyright infringement". Abalos' proposed complaint had comments copied and pasted out of context from this blog, and his fantasies are reaching new hights.

I would LOVE for Abalos to sue me, and I have challenged him for over a year to do so. Instead, this low life coward maliciously claims being physically harassed by me in Seattle - while I am X-thousand miles away in Atlanta, and asks for a protective order ... what a serial liar and a scumbag!

Once he sues me for "copyright infringement", then we can go through the process of discovery, which allows me to find out all of the truth about him. Since Abalos claims he lost income from the alleged "copyright infringement", I can demand copies of his tax return, his bank statements, his business records - everything he's been hiding. We can have documented evidence for the world to see that Robert J. Abalos is broke, a liar and a fraud! I look forward to the opportunity.

FreeCLEprograms.com - one of dozens of Robert Abalos' bright ideas, is now out of operation. Abalos started this website a few months ago, and it is now gone. The website now points to Ryan Price, a former website designer/graphic designer who once bragged about being Abalos' webmaster, but now is "hush-hush" about it. We can only guess that Freecleprograms.com was registered by Ryan, and he has now taken it back because of a dispute with Abalos, probably about not getting paid. Abalos will likely say that Ryan is involved in a vast conspiracy.

Abalos Makes Suspicious Changes to Investinginland.com

Robert Abalos has suddenly changed the image on his website for his allegedly "new and improved" Investing in Land program. Suddenly, the old image shows up. Rumours have been circulating that there really is no new home study course, since we've seen several complaints from customers who were strung along for months for the new course and never got it.

Also, coincidentally, Abalos' website designer, www.ryansdesigns.com, has dropped Abalos as a reference. Just a month ago, he said, "The Investing In Land website, while not designed by me, is being actively maintained by me. A complete site redesign is forthcoming." Could this be because Abalos stiffed him for payment? I would not be suprised, since Abalos himself promised a new site design about the same time when his website was down for a few days. When it re-appeared, the site was the same.

Finally, note that the fax number on his order now has a 270 area code, which is Kentucky. Why would Abalos request that people fax their credit card information to Kentucky when he operates out of Seattle, Washington?

Robert Abalos Breaks His Own "Real Estate Guru Code of Conduct"

On July 18, 2006, Robert J. Abalos -- one of hundreds of self-proclaimed real estate investing gurus the world over -- published what he called a "Real Estate Guru Code of Conduct" on his Investinginland.com Fraud System website. Many people laughed hysterically upon reading that Robert Abalos had cooked up such a set of rules. According to Abalos, "I surely pledge with the release of my new Investing in Land Home Study Course to meet each criteria not because I have to but because I want to." As all readers here could have easily predicted, Robert Abalos has since gone on to break all four of his own codes of conduct:

1. All testimonials, claims, and case studies made in real estate products should be audited and verified by independent third parties.

Robert Abalos has been promising his customers for years that he would publish his investment results as audited by a big accounting firm. To date: NO AUDITED FINANCIAL RESULTS OF ANY TESTIMONIALS, CLAIMS, OR CASE STUDIES FROM ROBERT ABALOS.

2. All business real estate properties owned by a real estate guru should be disclosed.

Robert Abalos has been promising his customers for years that he would publish all the addresses and details of his real estate properties. Problem is, ROBERT ABALOS OWNS NO REAL ESTATE WHATSOEVER. Many people here also speculate that ROBERT ABALOS HAS NEVER INVESTED IN REAL ESTATE PROPERTIES OF HIS OWN AT ANY TIME IN THE PAST. He buys a few REIT shares on the NYSE and then implies he's Donald Trump or Warren Buffett. To date: NO DISCLOSED BUSINESS REAL ESTATE PROPERTIES OWNED BY ROBERT ABALOS.

3. Real estate theories and concepts should be peer reviewed in professional and recognized forum.

To date: ALL THEORIES AND CONCEPTS PUBLISHED BY ROBERT ABALOS HAVE NEVER BEEN PEER REVIEWED IN ANY PROFESSIONAL AND RECOGNIZED FORUM. And, John T. Reed, William Mencarow, and Ron Starr do not count as Robert Abalos' peers, nor do one or more of them count as professionals either since they admit to not having invested in real estate in decades. Whatever these three bozos have to say about Robert Abalos' theories and concepts does not matter -- they are his little buddies who he praises at every turn and who defend Abalos' fraudulent business practices despite the evidence provided to them by Abalos' ripped-off customers. Which leads us to the next "code of conduct"…

4. Disclose all business relationships and stop the mutual admiration society testimonials.

And then, what do you hear from Robert Abalos himself on real estate bulletin boards, in his email newsletters, in his online articles, in recordings of his one, single seminar in Atlanta in August 2005? I LOVE JOHN T. REED! I LOVE RON STARR! I LOVE WILLIAM "Did You Know I'm a Christian?" MENCAROW! And, lo and behold, what do we see at the bottom of Robert Abalos' website? Yep, a button to click on and go to The Paper Source, William Mencarow's own site featuring a love-in testimonial (unaudited, unverified) from the one and only Robert J. Abalos.

They claim a stake in some moral real estate guru high ground, but then fail to deliver on their own ethics! Robert Abalos Breaks the Law... AGAIN!

Robert J. Abalos has once again broken the law by lying under oath and abusing the legal system.

For over a year, Robert Abalos has been trying to get a restraining order against me to stop this blog and the facts it reveals about his criminal activities, his lies, and the embarrasing details about his eviction from his one bedroom apartment last year. Twice he filed for a temporary restraining order in Seattle court, alleging that I personally harassed him, which is a lie. Twice, he got temporary restraining orders pending a hearing, but failed because he did not serve me with papers. Anyone can get a temporary order by walking into a court and lying on an affidavit. But, one must ultimately prove the facts to a court, which requires serving me with papers so I can testify in court and demonstrate what a liar Abalos is. This is why Robert Abalos has not serve me with papers, because he knows that if I get a word in, he will be proven a liar, like he was proved a liar when he was EVICTED last year, and when I sued him for a refund of the seminar price and won a court judgment against him in Seattle.

I was served in Atlanta about an hour ago with papers for a THIRD ATTEMPT by Robert Abalos to get a restraining order against me. The hearing was this morning in Seattle at 8:45AM, how convenient!

Robert Abalos lied under oath, making all kinds of insane, paranoid, and grossly false accusations about how I mail him packages of human feces, follow him around and threaten his life. For the record, I have never contacted Robert Abalos, other than to order a seminar, his non-existent RE Investor Magazine and 2 of his publications, and to demand a refund (by email - in 2005). I saw him in person once at the seminar in Atlanta. On the other hand, Robert Abalos has sent me several threatening emails, which I have ignored.

Lying under oath is a crime, which Robert Abalos has done many times. Is is also an offense that is grounds for being disbarred, along with cheating and stealing from people, as we have documented on this blog for over a year.

The funny thing is that Robert Abalos knows full well that a restraining order from a Seattle court will not stop me from blogging, since this is free speech, the facts are true (some are valid opinions), and nobody has seriously threatened Robert Abalos in any way. If Robert Abalos wanted to stop this blog, he would march into Federal court and get a restraining order. He either knows this won't work, he can't afford the legal fees, and/or doesn't have the guts to face me in a forum where I can prove in open court what a liar he is. Instead, he runs behind my back to a judge in Seattle and lies under oath. I had the guts to fly to Seattle and sue Robert Abalos (and win)- you'd think he'd have the guts to fly to Atlanta and sue me in my home state?

Another Failed Robert Abalos' Blog

Robert Abalos has started up now his SEVENTH blog/discussion forum to spew his rhetoric. I won't even give out his blog address, because it will give him more web traffic, which is exactly what he wants.

Like the previous six, his blog is filled with vague, generalistic and often incorrect advice, exemplifying more and more his complete inexperience as a real estate investor.

Example #1: Abalos makes the broad statement that 10 units of apartments are better than 10 single family houses. This is not true, in my experience. Apartment units are MUCH harder to manage than single family houses, and with only 10 units it is difficult to get financing because it is beyond FNMA's 4 unit limit, but not large enough for most banks to bother with. Of course, Robert Abalos hasn't gotten a loan for real estate in years, so he wouldn't know (he claims he uses cash to buy property, which is a laugh because he was evicted from his apartment last year for non-payment of rent).

Example #2: Abalos makes the broad contention that selling "For Sale by Owner" is a terrible idea and that people should pay brokers a full commission because they have an incentive to work. If Robert Abalos were actually investing in houses, he'd know that flat-fee listing brokers are becoming more and more common and that the only broker doing the work is the buyer's broker who brings the buyer to the deal and get his 3% commission.

Once, again, when you don't have ANY REAL ESTATE EXPERIENCE, it's good to speak in generalities, but on ocassion you slip up and let you INexperience show.

On another note, the year is almost wrapping up, and we have not seen ONE real estate deal done by Robert Abalos. In December of 2005, Abalos began his last failed discussion group called, "The Robert Abalos Real Estate Watch" in which he made his (second) "Millionaire Dollar Challenge". The challenge, which failed to produce any deals for Mr. Abalos in 2005, alleged that Abalos would chronicle his investments for 2006, showing people how he would buy $1Million in real estate over the year.

We're still waiting for Abalos to buy his own personal residence before giving out advice to others.

Robert Abalos Revealed Blog Tops All Search Engines

A search of Robert Abalos' name now results in top positions for this blog and our sister site, http://www.robertabalosrevealed.com. In short, our campaign is working to expose this charlatan and crook. Anyone who is smart enough to Google Abalos' name before buying his products will certainly be warned.

However, the fight is not over...

As we have seen, Abalos has used aliases, particularly on eBay. Also, not everyone is cautious enough to search someone's name before buying, especially since most of his sales are for products under $100. Abalos has learned how to be a petty thief and stay in business. It has been some time since he has scammed someone (at least that we know of) for larger dollar numbers, such as his non-existent seminars.

So, we must all continue to report Abalos to the legal authorities so that he will be permanently shut down by an arrest and prosecution.

Another eBay Customer Scammed by Robert Abalos

I received this email today from an eBay customer who bid and paid by Postal Money Order for the obsolete "Investing in Land" binder in June 2006.

Basically, it's the same old pattern... Abalos lies and says, it was shipped; then claims, he's out of stock and will ship the "new and improved" version, then proceeds to ignore the customer and keep his money. Below are excerpts from the emails between the customer and Abalos (actually Abalos and his alias, "Karen Beam"):

Editor's note: The e-mails tell the usual sad story. Before a month had lapsed after that auction, Abalos' eBay ID had already been suspended, so no negative feedback could even be posted. Not that that mattered anymore, because Abalos had no intention of fulfilling even a simple a few $$ job of Kinko's copying of his 3-year-old "manual" - hence, the expected sequence of twisting excuses by e-mail - which cost zero cash, and only a little time. Talk about CHEAP!

This eBay buyer's e-mails as late as November, and his June 2006 beginner's feedback, suggest that he had no idea how early in the game he had been suckered. eBay only allows feedback posting for active IDs for 90 days past an auction's close, but none for a NARU'd ID.

This buyer should be welcomed into our club of deceived buyers of Abalos' books, magazines and seminars. At the same time, he should be congratulated in his unsuspected good fortune in not receiving Abalos "famous" course, so that he can't waste time, energy, and money in pursuit of land investing dreams based on grossly incomplete material from a longtime serial scammer who has never invested in land in his life.

This buyer also should realize that his price of "enlightenment" was only about $50, in contrast with several thousands of dollars and years of wasted time that Abalos has cost several of his victims. Somehow, I like the label of "deceived buyers" a lot better than "victims." "Deceived buyers" conveys a clear message of the evil that was perpetrated, without portraying us as helpless, clueless, pitiful, or unwilling to respond.

Another Abalos Victim, and Another Broken Promise from Robert Abalos

I received an email today from New Zealand, from someone who bought Abalos' two year "Watch subscription" in February, 2006. This person wrote to me, "His [Abalos'] lack of interest and general evasiveness re-confirms that he is a scammer... The only good thing is that this is a relatively small amount but Abalos's behaviour is definitely not acceptable. And I was aware that he is also Karen Beam."

A little background here, if you are new to this blog... End of December 2005, Abalos announced an online subscription service "Real Estate Watch" for $99.95, which was supposed to start in January 2006 to replace the "Real Estate Investor Magazine" online subscription he promised after stiffing dozens of customers in 2005 for a subscription to a magazine that DID NOT EXIST. We predicted that the new "Watch subscription" would last max 3 months, before Abalos abandoned it. As predicted, Abalos shut down his website in April 2006, leaving all of his subscribers without the promised service or a refund - Click here to read his announcement.

Then, as if nobody would notice, Abalos RE-opened his website in a few weeks later, with no explanation. In July 2006, due to ENORMOUS PRESSURE from this blog, Abalos announced that he is going to make good by offering refunds to everyone who was still owed one. Click here to read the announcement . Abalos required that anyone "allegedly" due a refund must mail him a letter, because, as Abalos alleged, his operation was so large that essentially only a few people fell through the cracks. We all know that Abalos is a one-person operation with FULL knowledge of who he scammed and owes money to.

This customer actually sent Abalos a letter to his PO Box, as required by Abalos, with all the proof. This letter states that he bought Abalos' "Bird Dog Book", never got it, so Abalos sent him his "famous", copied on demand at Kinko's, "Investing in Land" binder as a consolation for being so persistent. This customer then ordered TWO YEARS of Abalos' "RE watch" subscription, got TWO months of NO content, then a cancellation and NO REFUND. This letter went ignored, as did all of his email requests for refunds.

In the email correspondence, which I have a copy of, the responses came from "Karen Beam" (who shares with Abalos the same email address - rjabalos@yahoo.com), who [shilling Abalos] said that there was no way to do an International Refund. It's easy, Bobby-the-"international guru"-wanna-be, you send an International Money Order from the same US Post Office you require your customers to purchase their Money Orders from!

Congratulations, Robert Abalos, you are now an INTERNATIONAL thief. Let's hope, INTERPOL knows about you!

More Abalos Victims Come Forward...

The first time it [the seminar] was scheduled for Houston in March 19-20, but no hotel was ever established. He cancelled for a death in the family reason. The 2nd time it was scheduled for June 18th and 19th I believe, at the Houstonian Hotel & Spa. He cancelled this for "security concerns".

At first he said he would give me a refund. Then he avoided the question after numerous emails. I filed a complaint with the Washington State Attorney General's Office. They emailed him and this was his response:

"Brandon Heath purchased a seminar ticket from me. He has decided not to attend any of the currently scheduled events. He wants a refund despite a clearly noticed NO REFUND, ALL SALES FINAL policy which is the standard industry practice and custom on all live performance events. This policy is clearly posted and made abundantly clear to all buyers at the time of purchase. Mr. Heath was notified yesterday, July 27, 2005, that no refund would be issued him and that he has a valid ticket to any upcoming event he could either use himself, sell to someone, or give away."

That is a lie. First of all, I did not decide not to attend the events. He cancelled them and has now said that is ONLY ONE MORE EVENT SCHEDULED in the USA for this year (he sent out an email today that he will be hosting an event in Seattle before he leaves for his INTERNATIONAL tour for a long time).

Second, of all, another lie is that he had a no refund policy. That policy was never stated when he sold me the ticket, and on my receipt there is no mention of a refund policy. He says the policy is "abundantly clear" but it's not stated anywhere.

P.S. - by the way, I even reported him to a government agency and he just shot back to them with the same crap that I can use my credit at any future seminar and it's non-refundable. That's what he told the government agency!!! So I never got my money back. $800.

Abalos twice-cancelled my Altanta seminar, then forced me and several other people (who planned to attend other events) to attend that seminar or get no refund. Ron Brown, whose story is posted below, paid for the NYC event, which was cancelled at the last minute and Abalos refused him a refund and instead offered him the Miami seminar, which also never took place!

John T. Reed Criticizes Abalos' Methods (But Still Refers Him Business)

The "anti-guru" John T Reed, Robert Abalos' hero and compatriate, is now attacking "bird dogging" as an illegal tactic taught by "bad gurus". Click here to read the article.

Abalos has been pushing bird-dogging through his various website articles and his "book" as a valid and legal technique for beginners. So, why is Abalos still on Reed's "recommended" list, if he pushes things that are considered illegal by Reed? That opens the door to an entire discussion about this "buddy buddy" arrangement... why is Reed applying a double-standard, in which other gurus are attacked for relatively minor things, but Abalos gets a pass?

For example, why is it relevant that Russ Whitney has a negative rating with the BBB, but Abalos' negative rating goes unnoticed? Why is it that Al Lowry filing for bankruptcy 19 years ago is a big deal, but Abalos being eviced from his 1 br apartment last year go unnoticed?

From my standpoint, Reed is an "enabler" and should be held accountable for Abalos victims.

Robert Abalos announced with his eBay auction in July 2006, that the winner would get a free ticket to one of his upcoming seminars, either October 14-15 in Los Angeles or October 21-22 in Philadelphia. The winning bid was $145, which include his new and improved course, a ticket to the seminar and personal consulting with Abalos, which he values at $1800. Where's the info about these alleged seminars on his website?

Abalos also said in that auction, in response to inquiries about his old land book, "No, I won't be selling any more of them. The older Investing in Land Home Study Course has now been replaced..."

Really? Then why is the old book still offered on Amazon.com?

Yes, this "free ticket" and "new course" are just more of Abalos' phony schemes to shamelessly promote his products and trick people into buying stuff that doesn't exist or is in endless supply.

Is Robert Abalos Engaging in the Unauthorized Practice of Law?

Robert Abalos says on his website that he is a "real estate attorney/practicing attorney". Abalos lives in Seattle, Washington, but is admitted to practice in Massachusetts, where he has not lived or worked for many years. Abalos is not admitted to practice law in Washington, where he has lived since March/April, 2004 - certainly longer than the last update to his website.

So, if Abalos is telling the truth (don't laugh, I know), he is breaking the law, since the unauthorized practice of law in Washington is a crime.

Writer's Weekly Warns About Robert Abalos

Robert Abalos posted an ad about a year ago on Writer's Weekly seeking authors for his non-existent "Real Estate Investor Magazine". Similar "Write For Us" ad was posted on his, now defunct, website.

Abalos actually had the NERVE to sell advertisement for the MAGAZINE THAT DIDN'T EXIST!

On a tip (not me), Writer's Weekly posted a warning:

It's amazing, how obvious it is that Robert Abalos is completely inexperienced in real estate, and writes based on what he reads from books, newspapers and Internet articles. In his Yahoo Groups newsletter today, Abalos gives the following advice:

"ALWAYS pull the original deed and mortgage documents (if any) BEFORE making an offer to buy any parcel of land or even a single building lot. Always pull them and do so before you make offers. No exceptions. Just go down to the courthouse or your land records office, or if you have the dough hire a title company to do it for you". Click here to read the newsletter

The original deed and mortgage are NEVER on file at the county. The county simply makes a copy and records it, returning the original to the owner, or in the case of a mortgage, to the lender. Anyone who has ANY experience in real estate knows this. Just more proof that Robert Abalos has ZERO experience in real estate.

The more he talks, the more he embarrasses himself.

Abalos also says, "Don't rely on photocopies or second hand versions of the deed provided by the seller or their agents. I'm not saying there are crooked people in the real estate business but let's be real. There are, and lots of them."

Robert J. Abalos was advertising his "worldwide seminars" last year, most of which he didn't even bother to cancel. Some people traveled to the scheduled venues, but the hotels didn't even have a reservation for the seminars sold by Abalos. Of course, he lied and made outrageous excuses like he was being threatened and had to "reschedule". The fact is, he did not want to pay for an expensive hotel and his own travel expenses to speak to 2 or 3 people (I can't call it teaching), so he kept "rescheduling" the events until he had enough people to combine them into one seminar. My Atlanta seminar was rescheduled twice, and the total attendance was 14. Some of the attendees were "rescheduled" SIX times, and had to travel to Atlanta from all over the Country.

What's very appalling is that Abalos never once offered ANY of us a refund instead of a reschedule. Regardless of the reason, if you cancel a seminar, you offer the customer the possibility of a refund instead of a MANDATORY reschedule. He just IGNORED all requests for a refund. I was lucky because I live in Atlanta, which was where the event was held. Many people from other cities were not even given the opportunity of another event in the same city, they were told "travel to another city or too bad".

Another Robert Abalos Scam... This Crook Never Stops...

This website and his related newsletter appear to be brand new. Abalos who is a non-practicing, unemployed attorney, suspended in VA and D.C., is offering free continuing legal education programs for lawyers on his website. At first blush, a noble gesture, but Abalos always has an underlying motive - TO SERVE HIMSELF. Abalos probably figures that by teaching EVEN ONE CLASS he could put that on his resume to establish himself as an "expert". Plus, he'd record the class and sell it on his website.

There's just one problem... my research has shown me that such classes would not likely qualify for any CLE credits. In order for a class to be approved for CLE credits in most states, it must be approved by EACH STATE BAR in which the lawyer is trying to use the class for credit. This is a very difficult task to accomplish. Of course, Abalos will not go through the trouble state by state, he'll just lie and say it's approved for CLE credits.

Here's TWO examples of Abalos doing this in the past. In 2005, Abalos announced a "Sue the Gurus" seminar which he claimed was approved for CLE credits, despite never having approved the class for credits in ANY state. The seminar disappeared from his website and his Yahoo store without any announcement.

In August of 2005, I attended his land investing seminar, at which I met two lawyers who attended specifically because Abalos claimed the class was approved for CLE credits. It was not, and the lawyers got no cooperation from Abalos to try to get them credits. I was told that in order for a class to qualify for CLE credits, the vast majority of the audience would have to be lawyers, which was not the case.

So, once again, we have a "pie-in-sky" Robert Abalos project filled with empty promises that will fail, like dozens of other projects Abalos has launched over the last 4 years. For a man who claims to be a wolrd famous attorney, developer and investor, he certainly has a lot of free time on his hands to work on his scams, doesn't he?

Consumer Alert - Robert Abalos is Offering More Empty Promises

Robert Abalos is again offering the ultimate "incentive" to buy his new course - free mentoring with him! It sounds like quite a deal, for only $295 you get a 12 CD course with over 1100 pages of material, a forms CD and a full day of training. But, like many of Abalos' promises, they always come up short.

For example, Abalos offered the SAME 1,100 page manual and forms CD with the seminar I registered for last year. He showed up at the event without the materials, promised to ship them later, and never did. My credit card company sided with me and gave me a chargeback.

Then, in March of this year, Abalos offered a free two-year subscription to his "watch" service when you signed up for his Seattle seminar. The seminar was cancelled, and the watch service was deleted from his website without explanation just a month later.

Earlier this summer, Abalos offered free admission to his "upcoming seminar" with the purchase of the audio CD course on his bogus "charity" and another eBay auction. None of these seminars was ever advertised on his website or his newsletter.

So now, Abalos is offering a "too good to be true" promise if you buy his new course. If Abalos is so experienced, famous, wealthy, and "in demand", why would he offer a FULL DAY of his time AND the "new and improved course" for just $295? He might say he's being charitable... but experience tells us that it's just another bogus offer and we must warn the public...

Robert Abalos Bounces $25 Check to the Seattle Court

Robert Abalos has filed a small claims action in a King County, Seattle Court against me for "Failure to pay for seminar", even though I got a judgment for $995 + court costs and later a refund for $995 from my credit card company for non-delivery of promised seminar materials I paid for.

The hearing which was scheduled on August 22, 2006 was cancelled, because when Abalos filed the court papers on this new lawsuit, he wrote a $25 "rubber" check to the court clerk that was BOUNCED for non-sufficient funds! "Mr. Big-Shot Real Estate Attorney with investments worldwide" can't even pass a check for $25 that will clear!

Abalos then had to pay $25 small claims filing fee, and additional $25 for NSF charges by CASH OR MONEY ORDER to AVOID COLLECTION action by the court.

I wonder, if the money came from the sale of his "new and improved" course?!

The next small claims court hearing is now scheduled for October 3, 2006. I wasn't served with any paperwork, yet. We'll keep you updated.

Group Strategy for Taking Down Robert J. Abalos

I think we all need to focus on what will work as a group effort. Many of us are frustrated because we have done some or all of these things, but all of us need to do ALL of these things to make this happen.

#1. Criminal Sanctions. We need to focus on mass filing of complaints. Many of us have filed complaints to a variety of agencies, but they are all inundated with Internet fraud, so we need to keep filing to make sure someone's attention is grabbed at one of these agencies when they see the name over and over. Here's the best places to file.

Please everyone do so, even if you already did file a complaint.

#2. Disbarrment. This man is a shame to the legal profession. He has violated numerous ethical rules and abused his license to practice. He is still licensed to practice law in the state of Massachusetts. File your complaint against him, especially including emails if you have them where he has lied and threatened legal action or lied about existing legal actions.

#3. Public Shame. This man continues to operate because there are people who don't yet know about this blog. Also, there's one very stubborn man who recommends him and has substantial Internet traffic - John T. Reed. Many of us found Robert Abalos and bought his materials based on the recommendation of Reed, who needs to be held accountable. I recommend that everyone again email John T. Reed and put pressure on him to remove his recommendation of Robert Abalos. Reed seems to be blinded by his friendship with Abalos to change his mind. Reed was slow to change his tune on John Beck, but he eventually caved to enourmous pressure.

Robert Abalos' Rules of Disorder

Most people have heard of Robert's Rules of Order, for conducting meetings in a fair and civilized manner. Robert Abalos, however, does not conduct his business affairs according to any kind of fair and civilized manner. We have looked over his dealings, his scams, his abuses of good but vulnerable people, and his outright contempt for civilized rules. We have distilled from this dark and odius goo a set of rules that describes how the real Robert operates. So, go forth, read and be forewarned.

Rule #1: GREED MANAGEMENT.

Do not make the mistake of stealing too much from any one person. If you keep the amounts under a certain threshhold, and scattered among many victims at remote distances from you, they will have great difficulty interesting law enforcement agencies, which focus their scarce resources on higher dollar and easier targets. This policy will also keep the dollar amounts low enough that civil lawsuits against you will be uneconomical for the vast majority. Add to that your location anonymity, and you have multi-layered armor.

Rule #2: REFUNDS.

Never, ever give a refund without putting up a fight. After a scam, always practice "sequenced damage control." Start by ignoring requests for refunds. If that doesn't work, offer a plausible excuse - this will soak up part of the 60-day credit card chargeback deadline. If needed, offer a different excuse, and as many as necessary until a chargeback is no longer possible. Alternatively, send an empty box or even a partial shipment - with delivery confirmation. You'll have proof of delivery, and the victim will have no proof of the empty or partial. If the victim protests, ignore. If the protest becomes really vocal and PUBLIC, threaten a lawsuit. If the protest continues, especially in public, post nastygrams online, threaten the protestor's relatives, drown them in cheap lawsuits from distant states so it will appear to cost them lots of cash. This will shock, intimidate and frighten off 98% of your victims - it's preserved your supremacy for years.

Rule #3: COVER STORY.

Never step out of the act you have adopted. Remember, you are a worthless SOB with few real skills, a failed and discarded lawyer's career, and zero legitimate references, and your victims must believe your cover story of respectability, accomplishment and knowledge. The moment you blow your cover, you are dead, and your scams won't work. Then you have to find a fresh list of suckers - "mooches" as professional grifters call them. That always costs you time and money.

Rule #4: LIFESTYLE.

Always live and communicate as if you were on the run. Because you are. No photos, no friends, no business card exchanges, no seminars in your home city, no traces back to you. Anyone you meet is a potential snitch, because nobody respects a scammer - except maybe another scammer. You must be prepared to leave your temporary abode on a moment's notice, so don't own very much, and be prepared to re-establish your operations at a new "safehouse" as if you were a foreign spy.

Rule #5: ASSOCIATION.

Always seek out the weak, inexperienced, gullible or timid to associate with, or to prey upon. They will always be easier to victimize, and less work to bamboozle or intimidate when the need arises. Never, ever get caught with, or associate with, legitimate experts on your subject matter. They will blow the whistle on you, and their ridicule will shake your confidence to maintain your act.

Rule #6: ENTITLEMENT.

Remember, you are choosing this lifestyle because you feel you are entitled to the good life, the world owes it to you, and it does not matter how many "little people"you step on, or destroy their dreams, to succeed.

Rule #7: POW RULES.

In this internet age of instant communications, never allow your victims to know each other. On the rare occasion when you actually conduct a real seminar (and the forever re-scheduled ones won't do), you must conduct them under POW (prisoner of war) camp rules. Never allow attendee lists to be created or business card exchanges. If your POW scan collaborate, they can bury you. You must prohibit any recording not under your control. Use the excuse "it's against the rules, it's a copyright thing, it's a privacy thing" and most will swallow that without question. If you cannot assure that electronic sweeps of your conference rooms will expose any hidden FM transmitters, bugs, miniature voice recorders, cell phones with open mikes, etc, someone will certainly record your words, which will hurt you later on the internet and in court. Better yet, get out of the live seminar business - it is getting risky. Besides, the always rescheduled forever seminar business pays much better, and you never have to pay hotel deposits.

Rule #8: CONVENTIONS.

Never, ever hold an investor convention. You cannot maintain control required by the POW rules.

Rule #9: SCAM WATCHING.

Always be on the lookout for a new con game. Over time, your victims will catch on and erect barriers. If you over-do the charity scam, for example, you will infuriate victims almost more than by any other loss. Just like surfing, you will need to find fresh waves to ride your "scamboard."

Rule #10: READING.

Keep up your reading. If you lose touch with general news of your subject matter in the market place, your illusion of knowledge and competency will be blown like a slashed tire.

Rule #11: PC ILLITERACY.

You should always maintain the cover story that you are a technical and computer near-illiterate. That posture will get you out of all kinds of situations, and provide excuses for "things gone wrong" when you need them. Do not mention your real PC skills, or that you can use FrontPage to re-write your web pages. You must maintain the PC-illiterate illusion.

Rule #12: INCOMING MONEY MANAGEMENT.

Always select your payment processing methods so that you can convert them into cash without revealing where you live, where you bank is, etc. Use expensive check cashing services if necessary. What do you care about the cost? You're not delivering most products, anyway. Use forged IDs to cash money orders. Use an unsuspecting "friend" with a merchant account when possible. When the chargeback trail bites them, find a new friend.

Rule #13: LIE MANAGEMENT.

Remember, your existence depends on telling many huge lies, in quantity and velocity so that most people can't keep up with them, can't verify the truth, and can't imagine the enormity of your deception. Study Joseph Goebbels. You don't have to be perfect; you just have to keep moving fast. Perfectionism will slow you down and kill you. Good enough is good enough.

Rule #14: SELF SHILLING.

Since you have no friends, you can always rely on self-serving online postings that you write under phony names, or no name, to fool enough suckers to feed your funnel of prospects. And feed your own ego.

Robert Abalos Caught Red-Handed Using Fakes on eBay

Robert Abalos has been scamming people for years, but the Internet is starting to reveal more of his checkered past. Today, I was contacted by someone who was scammed back in 2001 by Robert Abalos who was using an eBay seller ID "freedomfundfight". We know that Robert Abalos is a crafty thief, so he kept dozens always changing eBay IDs, and continued his scams for several years. The person he scammed did some extensive research and found multiple auctions for various real estate and financial books with similar listing styles and non-delivery issues. This Abalos' victim says, he and some other victims found 17 different user ID's that Abalos was using on eBay, and that he complained to eBay, and had them all shut down.

This eBay user, who will come forward shortly and discuss his interactions in more detail, showed me copies of email exchanges between him and Abalos. Typical non-delivery issues, lies and excuses, then name-calling, then threats of legal action, then run and hide. Sound familiar, anyone?

The most SHOCKING part of this revelation is that in the email exchanges, Bobby referred to himself as "Robert Avalon". The Post Office Box, he requested payment to for the eBay auctions, matched exactly another address used by Robert Abalos.

Update: Robert J. Abalos used two other aliases on eBay:
"Richard J. Armonk" [Note the same initials RJA) and "Pat Loya" [someone else's identity].

It appears that the more we dig on Robert J. Abalos, the more his criminal character is revealed. However, the Internet may have finally caught up with this CHARLATAN.

Robert Abalos has re-opened his online store at investinginland.com and soliciting credit cards online. Just recently, Abalos was only taking money orders, complaining about what a hassle credit cards were, and what a scam PayPal was. Of course, all of this logic goes out the window when you need money to pay your bills.

However, this new online store has no credentials or security... Robert Abalos was using Yahoo store, a secure, verified name. His new "online store" appears to be nothing more than a form submission which, I am told, is unsecure and easily can be hijacked by a teenager. He could easily use a secure online operation like Yahoo store, which costs only $40/month (http://smallbusiness.yahoo.com/merchant), but he's too cheap and too selfish to care about online security of people's credit cards, only his own financial well-being.

Blogger Stands Up to Robert Abalos

Thanks to Google, the owner of Blogger, many people are discovering this and other websites that expose Robert Abalos' fraudulent business practices. And, Blogger has REFUSED Abalos' repeated (40 !!!) complaints to remove this LEGAL and CONSTITUTIONALLY protected blog.

In an email dated November 21, 2005, Robert Abalos told me that Blogger security has determined that this blog violates the law and it will be removed. Click here to read this email. It's another one of Abalos' LIES. Nothing here violates the law or Blogger's rules, and this blog remains.

Robert J. Abalos just can't bear the truth to be exposed about him, so in June 2006 he filed a complaint with the Better Business Bureau on Google because they refused to take down this blog. Click here to read the entire complaint and Google's response.

Basically, Google denied his complaint because NOTHING HE ALLEGED CAN BE PROVEN. According to Google,

"We will remove personal information such as his home phone number, residential address and credit information as long as he provides us with the blog URLs where this information is found on the blog. In addition, with regards to Mr. Abalos' claim of violent threats being asserted against him on the blog, we ask that he provide us with the links to where that content can be found on the blog and we will investigate and remove the content, if necessary".

Of course, he CANNOT prove it, because it's all lies and exaggerations. Google has refused to be intimidated by Bobby's lies and the BBB closed the complaint. Oddly enough, Abalos himself has a file with the BBB with 13 complaints against him, which he ignores. The BBB gives Abalos a "negative" rating.

Once again, the truth HURTS, Bobby, doesn't it???

Robert Abalos' Sneaky Revenge

Robert Abalos has decided to "fight back" by posting a malicious and defamatory post about ME on ripoffreport.com Click here to read it. I laughed out loud when I read it, and although I could sue Bobby for defamation, what would I collect from a deadbeat who lives in hiding from his creditors?

Note how Abalos used the word "alias" to describe my company name instead of "dba" (doing business as), because alias sounds deceptive and sneaky. He uses vicious and unfounded terms like "credit card fraud, extortion, death threats, and harassment" with no proof whatsoever (that's the hallmark of a kookie conspiracy theorist's... things he cannot prove).

Despite the fact that everything in the "report" is false, "ripoff-report" is not for reporting your paying customers which were ripped-off by you, Bobby!

Robert's (this coward didn't even sign with his last name) "report" claims that I scammed him by going to his crappy seminar and trying to get my money back. However, he fails to mention that I and others received a successful chargeback from our credit card companies for the seminar. Click here to view the chargeback letter from my bank. The chargeback is because Abalos failed to deliver the seminar materials he promised with the seminar, which is a difficult task, if they don't exist and NEVER EXISTED. I also sued Bully-Bobby in court prior to approval of the chargeback by my bank, and received a judgment for the $995 seminar. Click here to read it.

What's even MORE AMUSING is that Abalos is trying to sue me (almost a year later) in the same court for the same thing - the $995 I paid him and got a chargeback AND a judgment for. Click here to read it .
I guess, Abalos was absent the day they taught LAW in law school... you cannot sue someone for money, once a court already rules against you (Res Judicata), Bobby!! Not matter, since Abalos has still not served me with any papers for his lawsuits, even though he knows, where I live. It's probably because he doesn't really want to go to court and go before a real judge, he just wants to try to intimidate and harass me.
[Note that Abalos submitted a false address as his valid address to the Court on his paperwork, and certified this LIE and his FALSE claim that I "failed to pay for seminar ticket" under penalty of perjury!]

Bobby also claims, while providing absolutely no proof, "Ines Romischer is now under investigation by at least seven separate law enforcement agencies, including the U.S. Postal Inspection Service, the Secret Service, the Seattle Police, the Atlanta Police, and the FBI."

The Secret Service? So, Bobby's business is now a matter of national security? LOL!

Robert Abalos, you should give up trying to be a fake guru and write fiction books!

Update: The editor of the RipOffReport won't let me post a rebuttal. It seems that the owner (Ed Magedson) may have a pattern of extorting money from companies smeared on his website, in exchange for removal of those smears. There appears to be a pattern of blocking their rebuttals as well.

OK, you're a newcomer to land investing, and you've looked over Robert's Investinginland.com website, and golly, his revised course on CDs looks pretty good. You really want to see, what's in it. Here are some considerations on how to proceed, from those experienced in buying from Robert:

Robert lists a number of ways to pay: checks, money orders, cashier's checks, and three kinds of credit cards. The rule here is to NEVER EVER send him funds in any form of payment that rules out YOUR CONTROL over getting a full refund, if anything goes wrong. That rules out checks, money orders, and cashier's checks. Yes, you can issue a stop payment order on any of those, but only before the funds clear his account. You won't have your materials that early, so that plan is useless. That leaves credit cards, mostly.

Credit card companies typically give you only about 60 days or so to file for a chargeback, if you did not receive, what you ordered. In Robert's case, he has a long history of sometimes delivering, sometimes delivering empty packages, sometimes delivering only part of your order, and sometimes ignoring you altogether, forever. For all but the first case, you would need to file for a chargeback by the credit company's deadline, or your signature might as well read "I. M.Stuck." Do not be surprised at all, if you receive a calculated string of excuses spread over time, carefully designed to fool you into waiting until your chargeback deadline has expired. Robert NEVER willingly grants a refund without a fight. Sometimes he files a lawsuit against you - especially if you warn your friends online, how badly you were abused. If he really thinks, you'll wilt, he might even threaten to sue your relatives.

Here's the other problem with credit cards. You have to give Robert that data. Then you have to trust him with it. With his long history of failure to deliver, or delivering only partial orders, you have to make a big decision. If you can't trust him to deliver, can you trust him with your credit card data?

Another way would be to use a legitimate escrow service, like escrow.com. They don't share your credit card data with Robert, they hold your funds, and provide some time for you to inspect the merchandise, before they release the funds to Robert. There are two obstacles. First, Robert doesn't offer to deal with an escrow service (I wonder why?), and with his delivery history, he isn't likely to accept a proposal to receive payment with that supervision. Second,their fees are steep enough that they only recommend, you use them for transactions over $500.

Another thought. Robert is offering a no-questions-asked money back guarantee. First, he does not set an expiration date for that guarantee. It's a good bet there is one, mostly likely the famous 30/30 system. After your order goes 30 feet out the door, or 30 minutes past shipping the guarantee expires, but you have no way to know. Also, if you never receive part or all of your order, the guarantee is a dead issue.

The last issue is, how really good can the material be? Robert says on his website that he is a practicing attorney, and yet, he is licensed only in Massachusetts, and not where he lives in hiding in Seattle. He communicates through a PO box, e-mail, voicemail, and fax. He claims to be a successful investor, and yet he was evicted from his apartment in Seattle last year owing over $10,000 in back rent. This summer he ran a seattle.craigslist ad seeking a room to rent - it was OK with him, if the person or family had cats or dogs. This summer he stiffed an eBay buyer on a $20 booklet he was auctioning. His 48 inch black leather pants didn't draw a bid, but eBay shut down his "charity" auction for failure to follow the rules that would ensure, the charity actually received the proceeds. Last year he stiffed every one of his Atlanta seminar attendees for about two reams of documentation, and stiffed two attorneys on Continuing Legal Education credit for his seminar. If he doesn't mind thumbing his nose at attorney customers, what chance might you have? Some of those attendees had previously flown to other cities to attend his seminar, and with no notice, Robert was a no show, and the hotels had never heard of him. His recent newsletter praised the New York legislature for outlawing "subject to, get the deed" real estate scams, when in fact they had outlawed mortgage brokers doing abusive re-financings. He couldn't tell the difference.

You can see the rest of his history summarized in the headlines at the very bottom, left side, of this blog. Your real question then becomes, would I sleep better, or worse, if I tried to do business with this "guru wannabee".

Robert J. Abalos is a WORM!

As if we thought, Robert J. Abalos couldn't stoop ANY lower, it gets even worse. Since January of this year, Abalos has been DESPERATELY trying to get a restraining order against me. Why? I guess, he couldn't take the constant criticism and exposure of his illegal activities. It's easy to get me [us] to stop, Bobby - just refund your customers and stop lying and stealing!

For the record, I have never harassed or even contacted Abalos personally in any way, except last year, on September 21, 2005 by email, to try to get a refund of the twice rescheduled seminar [April to June; then June to August, 2005] for NON-delivery of the seminar materials, and the non-existent RE magazine, he never delivered. Abalos was the one, who threatened me, and tried to extort $1,700 from me for his dilusional "damages" - the answer I got from him, instead of a refund, he owed me!

Abalos filed a petition in King County court in January 2006. Click here to read it. He is required by law to serve me with papers, so I can appear at a court hearing to contest his lies. He never served me with papers, but he did try to get a TEMPORARY restraining order "ex parte" (ex parte means without the other party [me], which is easy, because nobody is there to refute his lies). The judge DENIED his application for a temporary restraining order, because he could show no threat of harm, a prerequisite to getting an restraining order. Being humiliated because someone blogs about you is NOT grounds for a restraining order, Bobby! Can't take the heat, can you Bobby? It's easy to call other people names in your newsletter, or in emails to third parties behind someone's back, but when someone says the truth about Robert Abalos, he goes crying to a judge to make it stop. What a wimp!

After we successfully shut down his "charity auction", and eBay suspended his "reitbeat" and "investinginland" accounts, Abalos filed a SECOND petition in July 2006. Click here to read it. This time, he went before a different judge - pretty sneaky. He claims that I called for people to rape and murder him. He claims that I called his seminar venues and made threats. He claims that I daily harass him through the phone, fax and mail. He claims that I visited his office and residence "on more than one occasion" [which office, which residence?]. It goes on and on, and, of course it is all BLATANT LIES. The only truthful thing on this petition is his name. He did, however, appear before a DIFFERENT judge, who wouldn't remember his lies, so he convinced her to issue a TEMPORARY restraining order pending the hearing date. Once again, I have not been served with any papers so I can appear and refute these lies. The order is not effective until it is served on me, and in any event, the order only prevents me from contacting Abalos, which I have done only that one time by email on September 21, 2005, requesting a refund from him, and never intended to contact him, anyway.

And, the only one "who is evading the service" is Bobby, who is hiding, even with his business address, behind a PO Box since November, 2005! No one cares, where Bobby "resides". Bobby knows my HOME address - he even checked out my property records, and I am not hiding from anyone! Even if I get served with his order, I will fight it in court and will not stop blogging truthful facts about Robert J. Abalos. The King County court does not have the authority to stop me from exercising free speech. Sorry, Bobby!

Also, note that Abalos asked the court to waive $53 filing fees. In order to get fees waived, don't you have to prove to the court that you are BROKE?? I imagine that wasn't hard for Bobby to prove.

Liar, Liar, Pants on Fire!

Truth is stranger than fiction, and the fiction that spews out of Robert Abalos' mouth is stranger than truth, because he doesn't ever tell the truth!

In the last five months, Robert Abalos has announced THREE different times that he is exiting the business of selling books and courses. Each time was a fabrication, a lie, another cheap ploy to entice more suckers into buying books under a phony deadline to create a sense of fake urgency to buy. Not sure, where this all fits into Abalos' new "Guru Code of Conduct"?

For example, on Feb 19, 2006, Abalos writes:

"Effective March 1, 2006 I will no longer be selling copies of my books through my website via direct mail sales".

That was a lie, because he kept selling on his website until April 21st, when he wrote:

"Sayonara - I have permanently shut down my website at www.investinginland.com"

That was a lie, too. Abalos re-opened up his website a few weeks later started selling his books again. On July 13th, 2006, Abalos AGAIN announced,

"Effective today, I am permanently exiting the direct mail order sales business. The new version of the Investing in Land Home Study Course is being shipped to bookstores nationwide and will no longer be sold via direct mail through this website".

On his website, Abalos anounced on July 13th, 2006, "The new version of the Investing in Land Home Study Course is being shipped to bookstores nationwide and will no longer be sold via direct mail through this website."

Today, on August 1, 2006, Abalos has begun PRE-selling his new course on his website, www.investinginland.com, and is soliciting checks and credit cards through a new fax number. We traced the number and it is registered in Kentucky.

Robert Abalos has written a new article on his website that redefines the word, "Chutzpah". He is calling for a real estate guru "code of conduct".

When you are done laughing, we'll examine this article piece by piece. First, Robert Abalos is NOT a guru, he's a guru WANNABE. Gurus have experience at what they're talking about, write best-selling books (which are available in all book stores), speak all over the Country and have fans. Abalos has an email list of 30 people, and has done ONE seminar for 14 people (some of which received chargebacks) and has people all over the Internet complaining about not receiving their money back from undelivered products and seminars. Abalos CLAIMS to have sold 50,000 books in 91 Countries, but if he did, he wouldn't be looking for a room to rent in someone's apartment in Seattle.

Second, let's examine Bobby's proposed "code of conduct" for gurus.

1. All testimonials, claims, and case studies made in real estate products should be audited and verified by independent third parties. We agree, Bobby, so how about you post the REAL information online about the B.S. testimonials on your website? Click here for some examples Abalos claims, "Above are actual testimonials from real people who have utilized Terra Realty's Consulting Services. The actual testimonials are on file." - Prove it!

How about you have a big accounting firm certify under oath that you sold your binder 50,000 times in 91 Countries. How about you have your books audited to see, IF you actually gave any money to CHARITIES, or IF you VOLUNTARILY REFUNDED PEOPLE who bought your fictitious "Real Estate Investor Magazine" (you know, the one you claimed had 4,000 subscribers, when in fact it was more like 40)?

2. All business real estate properties owned by a real estate guru should be disclosed. We agree, Bobby. We've searched to the ends of the earth and can find NO REAL ESTATE owned by you. And how convenient that it's too much trouble for you to post online your old properties, only the ones going forward. We'll hold our breath waiting for that...

3. Real estate theories and concepts should be peer reviewed in professional and recognized forum. Abalos already tried that and was thrown out of every real estate forum because he is too mentally ill to admit that he is WRONG. It's called "God complex", and it is well-known symptom of sociopathic mental disorder.

Here's a few we'd like to add to the list, Mr. Abalos:

1. Have a live person in a REAL office answer the phone to take orders and handle customer service. Don't hide behind a PO Box address

2. Don't sell seminars without a written contract with the venue

3. Don't sell products that don't exist yet

4. Refund people, when you cancel seminars

5. Don't threaten, intimidate or curse at people who bought your product and didn't get delivery

6. Don't say "this is the last ever sale", when you have one every week

7. Don't say, "I'm selling all remaining inventory", when you can make copies at Kinko's on demand

8. Accept all major credit cards, so people can get a refund, if they are unsatisfied

9. Don't advertise for sales for charities without giving a detailed accounting of the money

10. Be a registered member of the Better Business Bureau and answer customer complaints.

Bobby the Wannabe "Guru"

For over four years, Robert Abalos has been bashing real estate gurus, while at the same time trying hard to become a guru himself. Although claiming to have sold 50,000 books in 91 countries and selling out seminars all over the world, we know that Bobby is a fake, a serial scammer, and a charlatan - he's probably sold a few dozens of his photocopied binders, he's only held one seminar we can confirm (I attended), and he's created a scam that led to this blog.

Abalos blames all his woes on his "fictional" employees (he never had any as far as we can tell) and on a system that he claims is so "flawed and unworkable it is a waste of time". Gee, Bobby, Amazon.com seems to be doing just fine.

Abalos also says, "This obsolete way of making money is also true with presenting live seminars and selling tickets. Asking people to pay for live speaking events where information is distributed is like selling snowflakes in an Arctic blizzard. It can be done, but why?" Well, Bobby, YOUR seminar was terrible, but I've been to plenty that were great. Lots of people are doing just fine with seminars because they deliver what they promise, which is a concept we all know is foreign to you.

So, Abalos thinks, the solution is to do FREE seminars, so he won't need a staff and people won't complain. Bobby, you JUST DON'T GET IT! If you offer a FREE seminar, and someone flies in from another city, they are just as mad when you CANCEL IT without any notice. If the seminar stinks, they are just as mad to have WASTED THEIR TIME, not just their money. And even though, you are not charging an admission, Bobby, you still need to pay for the room and the advertising, which means, we assume, you will be selling your "new and improved" Investing in Land Audio CDs program to defray the cost and attempt to make a profit: "Many will go out and buy my new Investing in Land Home Study Course on CD, many won't of course. But I'm confident enough will."

Look out... Bobby's going to be just another one of those "pitch men", he's been bashing (and envying) all these years. Maybe his buddy, John T. Reed, will finally remove Abalos from his "recommended" list?

Robert Abalos has announced for the THIRD time since October that he's no longer selling his books by direct mail. He has also made an offer to refund people, blaming everything on his so-called staff (typical wimp that he is). Although he appears to be making a good faith attempt at resolving existing customer disputes by requesting that people mail him a letter, he only sent this notice to the 27 people on his Yahoo list, which was created less than a month ago. What about the people he ripped off over the last 4 years?

Another eBay Customer Scammed by Robert Abalos

Robert Abalos has done it again, scammed another customer with non-delivery of a product.

On, June 14th, 2006, Abalos listed a new course on eBay called, "Drafting Land Leases for Cash Flow and Capital Gains". Click here to see the auction

Abalos has never advertised this product on his website, nor has he announced it in his newsletter (very unlike Abalos, who likes to shamelessly promote himself and his products every chance he gets). My guess is that Abalos was using eBay to test whether the product was viable. Lying about a product to test the market is one thing, but taking the money for the product if it doesn't exist is just despicable. It's downright criminal, and Abalos has a long history of doing this with his magazine, his seminars and some of his book "ideas".

The winning and ONLY bid was for $19.95 by one Paul E. Kozlowski, who has a history on eBay of 288 transactions, 99.6% positive (only 1 negative). Compare this with Abalos' negative feedback. Mr. Kozlowski writes about this transaction, "Crook! Item not rcvd No reply to email Went thru trouble for USPS $order WHY?" Click here to read the feedback for investinginland

Obviously, Mr. Kozlowski was upset because Abalos insisted in the auction that the winning bidder send U.S. postal money orders. Abalos doesn't like PayPal because the buyer can get a refund, if he doesn't get his product delivered.
